<br />Sec. 14-1/2 - 4. Applicability to new and existing developed areas. <br /> <br />A. New development and/or new structures: <br /> <br />(1) The requirements and standards for the installation and <br />maintenance of landscape elements and site improvements as <br />set forth herein shall apply to all developed area within the <br />City of San Marcos; provided, however, that said requirements <br />and standards shall not apply to the Central Business Area of <br />said City as described in Section 24 of the General Zoning <br />Ordinance of said City. All other new development, <br />construction of new structures shall be in full compliance <br />with the provisions of this chapter. <br /> <br />(2) In the event the zoning ordinance of the city would otherwise <br />permit land coverage by building development that would <br />conflict with this ordinance, the provisions of this chapter <br />shall supersede and prevail over such other requirements. <br /> <br />(3) In the event that a principal use and some or all of the <br />parking area (required or otherwise) serving the principal <br />use are located on separate parcels, the landscape <br />installation required herein shall prevail as to all the <br />property with the result that an equivalent percentage of the <br />area of all parcels utilized by a principal use shall be <br />landscaped in compliance with the provisions of this chapter. <br /> <br />11 <br />
