<br /> <br />104 <br /> <br /> <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF <br />SAN MARCOS, TEXAS, AMENDING SECTION 3 OF THAT <br />ORDINANCE WHICH REGULATES AND RESTRICTS THE LO- <br />CATION AND USE OF BUILDINGS, STRUCTURES AND LAND, <br />DATED SEPTEMBER 29, 1980 (VOL. 54) BY CHANGING <br />THE ZONING OF 174.01 ACRES OF LAND OUT OF THE <br />J. M. VERAMENDI LEAGUE NO. ONE, LOCATED ON THE <br />NORTH SIDE OF WONDER WORLD DRIVE AT THE INTERSEC- <br />TION OF HUNTER ROAD AND WONDER WORLD DRIVE, FROM <br />"AO" (AGRICULTURAL OPEN-SPACE DISTRICT) TO "LI" <br />(LIGHT INDUSTRIAL DISTRICT). <br /> <br />ORDINANCE NO. 1982- 8 <br /> <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS: <br /> <br />SECTION 1. That the following described parcel of real property 10- <br /> <br />cated in San Marcos, Hays County, Texas, which was classified "AO" <br /> <br />(Agricultural Open-Space District) upon its annexation to the City <br /> <br />of San Marcos on November 24, 1980, henceforth shall be zoned as fol- <br /> <br />lows: <br /> <br />174.01 acres of land out of the J. M. Veramendi League No. One, Hays <br />County, Texas, herein identified as Tract No.1 and being part of <br />that tract of land described as 186 acres of land and conveyed to W. <br />C. Carson, et al, by Robert G. Fourqurean, et ux, by deed dated June <br />19, 1970, and recorded in Volume 237, Page 321, Hays County Deed Re- <br />cords. <br /> <br />COMMENCING at an iron pipe found at base of corner fence post in the <br />Southeast line of Farm Road #2439, being the West corner of that <br />tract of 2.0 acres of land conveyed to J. B. Lucio by Mrs. Guadalupe <br />Lucio, widow, by deed dated March 9, 1942, and recorded in Volume 124, <br />Page 350, Hays County Deed Records, and from which beginning corner a <br />concrete monument found at Engineer's Station #80+36.8 bears S. 510 <br />53' W. 9.90 feet; <br /> <br />THENCE, leaving Farm Road #2439, with the Southwest line of the said <br />J. B. Lucio 2.0 acre tract, and fence, S. 450 06' E. 592.40 feet to <br />an iron pipe found at the South corner of the said J. B. Lucio 2.0 <br />acre tract and the West corner of that tract of 0.92 acres of land <br />conveyed to Jose G. Lucio, Jr., et ux, by Jose B. Lucio, et ux, by <br />deed dated March 29, 1966, and recorded in Volume 210, Page 557, Hays <br />County Deed Records; <br /> <br />THENCE, continuing with fence and the Southwest line of the said Jose <br />G. Lucio, Jr. 0.92 acre tract, S. 460 10' E. 384.86 feet to an iron <br />pipe found at base of corner fence post for the South corner of the <br />said Jose G. Lucio 0.92 acre tract, and the most Westerly corner of <br />Tract No.2, and being the beginning point of this description for <br />Tract No.1; <br /> <br />THENCE, leaving the said Jose G. Lucio, Jr. 0.92 acre tract and fence, <br />S. 690 10' E. 15.97 feet to a point in the approximate centerline of <br />Purgatory Creek as established by o. E. Metcalfe in 1907, same being <br />a re-entrant corner of the tract herein described; <br /> <br />THENCE, continuing with the approximate centerline of Purgatory Creek, <br />as established by o. E.
