-3- VII. During the term of this lease, City agrees that Hibbert shall have unrestricted access to the runways, taxiways and ramps now in existence at said Airport to the same extent that any other parties may llilve use thereof. It is understood and agreed by and between City and Hibbert that the continuing use of said Airport as an airport for general aviation is essential to Hibbert and that the failure to continue the use of said Airport for air- port or aviation purposes shall constitute a default in the lease. Upon Hibbert giving written notice of such default to City and upon the failure of City to cure such default within thirty (30) days after the receipt of said written notice, this lease shall terminate at the end of the current three month period. Hibbert shall thereupon be released from and relieved of all further obliga- tions thereafter to accrue hereunder. VIII. Maintenance of the runways, taxiways, entrance roads) driveways, existing parking lots, leading to and/or contiguous to the demised premises and un- occupied property of said Airport, except for the demised premises described in Part I of this lease, shall remain the obligation of City; provided, how- ever, that City shall only be obligated to use airport revenue funds for such purposes and that City shall never have the obligation to use general, operat- ting or bond funds for the purpose of said maintenance. IX. City agrees that all airport revenue derived from Hibbert and any other user of the property should be allocated toward the maintenance and improve~ent of said Airport; provided, however, that this requirement shall not be construed as mandatory upon City unless so required by exist- ing indenture or agreement \olith the United States of America or any amended or substitute indentures and agreements hereinafter entered into with the United States of America.
