<br />B. Notice and Addresses. Either party may change the address to which notices are to be sent by giving
<br />the other party notice of the new address in the manner provided in this section. Notices shall be
<br />deemed to have been received three (3) days after deposit in the mail.

<br />B Parties Bound. This agreement shall be binding upon, and inure to the benefit of, the parties to this
<br />lease and their respective heirs, executors, administrators, legal representatives, successors, and
<br />assigns, when permitted by this agreement.
<br />
<br />C. Prior Agreement Superseded. This agreement constitutes the sole and only agreement of the parties
<br />to the agreement and supersedes any prior understandings or written or oral agreements between
<br />the parties respecting the subject matter of this agreement.
<br />
<br />D. Amendment. No amendment, modification, or alteration of the terms of this agreement shall be
<br />binding unless it is in writing, dated subsequent to the date of this agreement, and duly executed by
<br />the parties to this agreement.
<br />
<br />E. Taxes. The Company hereby certifies that all taxes are current and that all future taxes shall be paid
<br />when due during the contact period specified in the agreement between the City. The City may
<br />require at any time and from time to time, at its option, that the Company provide timely proof of
<br />payment.
<br />
<br />The Company shall pay and fully discharge all taxes, special assessments, and governmental
<br />charges of every character imposed during the term hereof, including any extension thereof, on the
<br />furniture, trade fixtures, appliances, and other personal property placed by the Company in, on, or
<br />about the leased premises.
<br />
<br />F. Insurance and Indemnity, From and after the commencement date, the Company shall, at its own
<br />expense, during the term of this lease, keep all buildings and improvements on the leased premises
<br />insured against loss or damage by fire, flood (if applicable) or theft, to include direct loss by
<br />windstorm, hail, explosion, riot, or riot attending a strike, civil commotion, aircraft, vehicles, and
<br />smoke, in the aggregate amounts of $250,000 or not less than the full fair insurable value of the
<br />buildings and improvements, whichever is greater. The insurance is to be carried by one or more
<br />insurance companies licensed to do business in the State of Texas and approved by the City. Such
<br />policy or policies of insurance shall name both the Company and the City as named insured. The
