<br /> <br />28 <br /> <br /> <br />ORDINANCE 1982-52 <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF <br />SAN MARCOS, TEXAS, M~NDING SECTION 3 OF THAT <br />ORDINANCE WHICH REGULATES AND RESTRICTS THE LO- <br />CATION AND USE OF BUILDINGS, STRUCTURES AND LAND, <br />DATED SEPTEMBER 29, 1980 (VOL. 54) BY ZONING 0.50 <br />OF AN ACRE OF LAND OUT OF THE J. M. VERAMENDI <br />LEAGUE NO.2, ABSTRACT NO. 17, FROM "AO" (AGRI- <br />CULTURAL-OPEN SPACE DISTRICT) TO "LI" (LIGHT <br />INDUSTRIAL DISTRICT) . <br /> <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS: <br /> <br />SECTION 1. That the following described parcel of real property 10- <br /> <br />cated in San Marcos, Hays County, Texas, which was classified "AO" <br /> <br />(Agricultural-Open Space District) upon its annexation to the City <br /> <br />of San Marcos on February 26, 1973, henceforth shall be zoned as <br /> <br />follows: <br /> <br />0.50 of an acre of land, and being a portion of the J. M. Veramendi <br />League No.2, Abstract No. 17, and being a portion of the property <br />heretofore described in and conveyed by deed from H. A. Terrell and <br />Bonnie B. Terrell to John J. Cowan and Parris E. Cowan, recorded in <br />Volume 163, Page 251, Hays County Deed Records, described by metes <br />and bounds as follows, to-wit: <br /> <br />BEGINNING at an iron stake placed in the West line of that 20.00 <br />acre tract of land as conveyed in a deed from H. A. Terrell and <br />wife, Bonnie B. Terrell to John J. Cowan and wife, Parris E. Cowan <br />as recorded in Volume 163, Page 251, Hays County Deed Records, as <br />fenced and used upon the ground, and from said beginning iron stake <br />the most Northerly corner of the said John J. Cowan 20.00 acre tract <br />bears N. 440 40' E. 425.94 feet, said iron stake being the most North- <br />erly corner of the hereby conveyed tract of land; <br /> <br />THENCE S. 450 20' E. 120.00 feet to an iron stake placed for the most <br />Easterly corner of the hereby conveyed tract of land; <br /> <br />THENCE S. 440 40' W. 181.50 feet to an iron stake placed for the most <br />Southerly corner of the hereby conveyed tract of land; <br /> <br />THENCE N. 450 20' W. 120.00 feet to an iron stake placed in the West <br />line of the said John J. Cowan 20.00 acre tract and in the Southeast <br />line of a 40.00 foot roadway for the Southeast corner of the hereby <br />conveyed tract of land, and from said iron stake an iron stake found <br />for the most Easterly corner of a 11.21 acre tract of land as conveyed <br />in a deed from R. L. Bunting to John J. Cowan and wife, Parris E. Cowan <br />as recorded in Volume 174, Page 403, Hays County Deed Records, bears S. <br />440 40' W. 30.00 feet; <br /> <br />THENCE with the East line of said 40.00 foot roadway, same being the <br />West line of the said John J. Cowan 20.00 acre tract of land as fenced <br />and used upon the ground N. 440 40' E. at 10.00 feet passing the most <br />Easterly corner of the said 40.00 foot roadway, in all 181.50 feet to <br />the place of beginning, containing 0.50 of one acre of land, to be <br />zoned "LI" (Light Industrial District). <br /> <br />SECTION 2. That this Ordinance shall be in full force and effect ten <br /> <br />(10) days from and after passage and publication in a newspaper of <br /> <br />general circulation in the area. <br />
