<br />-6- <br /> <br />liable for any unpaid amount owed under Part IV. <br /> <br /> <br />If Lessor shall be In default in performing any of <br /> <br /> <br />the terms or provisions of this lease required on its part <br /> <br /> <br />to be performed, and Lessee shall give Lessor notice in writing <br /> <br />of such default, and if Lessor shall fail to cure such default <br /> <br /> <br />within thirty (30) days after service of such notice, then and <br /> <br /> <br />In such event, the lease shall be terminated and cancelled. <br /> <br /> <br />Prior to the event Lessee agrees to provide Lessor with <br /> <br />progress reports and plans as required by the Lessor. <br /> <br />XVII. <br /> <br /> <br />Lessee shall not assign or sublease this lease without <br /> <br /> <br />first obtaining prior written approval of Lessor, which approval <br /> <br /> <br />shall not be unreasonably withheld, and further provided that <br /> <br /> <br />no sublease or assignment of lease shall be given except for the <br /> <br /> <br />purposes and uses authorized hereby. <br /> <br />XVIII. <br /> <br /> <br />All covenants, terms and conditions of this Agreement of <br /> <br />Lease must be approved by the Federal Aviation Administration <br /> <br /> <br />before the effective date of this lease. <br /> <br />XIX. <br /> <br /> <br />The Lessee for himself, his personal representative, <br /> <br /> <br />successors in interest, and assigns, as a part of the consideration <br /> <br />hereof, does hereby covenant and agree that: (1) no person on the <br /> <br />grounds of race, color, or national origin shall be excluded from <br /> <br /> <br />participation in, denied the benefits of, or be otherwise subjected <br /> <br />to discrimination in the use of said facilities, (2) that in the <br /> <br /> <br />construction of any improvements on, over, or under such land <br /> <br />and the furnishing of services thereon, no person on the grounds <br /> <br /> <br />of race, color, or national origin shall be excluded from <br /> <br />participation in, denied the benefits of, or otherwise be subjected <br /> <br />to discrimination, (3) that the Lessee shall use the premises in <br /> <br /> <br />compliance with all other requirements imposed by or pursuant to <br />
