ORDINANCE NO. 2011- 7 7 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS, APPROVING AN AMENDMENT TO THE FUTURE LAND USE MAP FROM "LDR" LOW DENSITY RESIDENTIAL TO "C" COMMERCIAL FOR A 2.119 ACRE, MORE OR LESS, TRACT OF LAND LOCATED AT 1620 OLD RANCH ROAD 12; AMENDING THE OFFICIAL ZONING MAP OF THE CITY BY REZONING THIS TRACT FROM "SF -6" SINGLE - FAMILY RESIDENTIAL DISTRICT TO "NC" NEIGHBORHOOD COMMERCIAL DISTRICT; AND INCLUDING PROCEDURAL PROVISIONS RECITALS: 1. On November 22, 2011 the Planning and Zoning Commission of the City of San Marcos held public hearings regarding a request to change the Future Land Use Map of the San Marcos Horizons City Master Plan from "LDR" Low Density Residential to "C" Commercial, and a concurrent request to change the zoning from "SF -6" Single - Family Residential District to "NC" Neighborhood Commercial District, for a 2.119 acre, more or less, tract of land located at 1620 Old Ranch Road 12. 2. Subsequent to the public hearings on that date, the Planning and Zoning Commission considered and voted to approve the requests on November 22, 2011, and recommended that the requests be approved by the City Council of the City. 3. The City Council held a public hearing on December 14, 2011 regarding the requests. 4. All requirements of Chapter 1, Development Procedures, of the City Land Development Code pertaining to Future Land Use Map Amendments and Zoning Map amendments have been met. 5. The City Council hereby finds and determines that the adoption of the following ordinance is in the interest of the public health, morals, welfare and safety. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS: SECTION 1. The Future Land Use Plan of the San Marcos Horizons City Master Plan is revised to change the future land use designation for the following real property from "LDR" Low Density Residential to "C" Commercial: Street address: 1620 Old Ranch Road 12 Size: 2.119 acres, more or less
