AMENDMENT NO. 1 TO <br />LEASE OF AIRPORT PROPERTY BETWEEN SPECIALIZED AERO, L.L.C. AND <br />THE CITY OF SAN MARCOS <br />FOR USE AS AN FAA REPAIR STATION <br />THE STATE OF TEXAS <br />COUNTIES OF HAYS AND CALDWELL <br />WHEREAS, the City of San Marcos, a Texas home -rule municipal corporation <br />( "LANDLORD ") and Specialized Aero, LLC, A Texas Limited Liability Company (the "TENANT ") <br />have heretofore entered into a Lease of Airport Property for Use as an FAA Repair Station dated <br />August 2, 2011, approved by the San Marcos City Council by Resolution No. 2011 -93 ( "Lease ") in <br />which the City leased an existing warehouse save and except the portion of the warehouse used by <br />the Landlord and Texas Aviation Partners, LLC ( "Airport Manager ") for airport equipment storage to <br />Tenant which included an office and Common Area, together comprising approximately 6,380 total <br />sq. ft. (the "Leased Premises "); and <br />WHEREAS, the parties wish to amend said Lease by extending its term and providing for <br />appropriate rent during the extended term thereof so that the Term of this Lease runs concurrently <br />with the Ground Lease entered into by the parties dated January , 2012; <br />NOW THEREFORE, for and in consideration of the covenants and obligations set forth herein, the <br />Landlord and Tenant agree as follows: <br />1. The Primary Term of said Lease is hereby extended by extending the Expiration Date <br />from August 2, 2021 to January _, 2012. <br />2.
