N 520 17' 06'1 E 655.09 feet to a %" iron rod found for an angle point, and 2. S 870 16' 11" E 804.67 feet to a 'Y2" iron rod found for the south corner of the 7.40 acre tract described in a deed from Concept Design Homes, Inc. to Leslie L. Cain dated September 6, 1996 and recorded in Volume 1253, Page 378 of the Hays County Official Public Recorda, the northeast corner of the Brahma 269.58 acre tract and being in the northwest line of Lot 10, Block 3 of the afore referenced McCarty Ranch Phase One. THENCE with the northwest and southwest line of the McCarty Ranch Phase One, the following three courses: 1. S 400 40' 29" W 518.44 feet to a ~" iron rod found for an interior corner of thi~ tract and the west corner of Lot 11, Block 3, McCarty Ranch Phase One, 2. S 450 01' 3811 E (this course being the Bearing Basis for this deacription) 3715.64 feet to a W' iron rod found for the west corner of Lot 21, Block 4, McCarty Ranch Phase One and south corner of Oak Parkway (a 60 foot wide right-of-way shown on the plat of McCarty Ranch Phase One), and 3. S 420 OSI 23" E 676.74 feet to the PLACE OF BEGINNING. There are contained within these metes and bounds 269.61 acres, more or less, of land area as prepared from public records and a survey made on the ground on March 23, 2006 by Byrn & Associates, Inc. of San Marcos, Texas.
