<br />DESCRIPTION OF 3.02 ACRES, MORE OR LESS, OF LAND A-REA IN THE EDWARD <br /> <br />BUKLESON SURVEY NO. 18, ABSTRACT 63, HAYS COUNTY, TEXAS, BEING A <br /> <br />PORTION OF THAT 940 ACRE TRACT DESCRIBED IN A DEED FROM GR~CE B. <br /> <br />LOWM..~ TO LOWMAN RANCH LTD DATED JUNE 3, 1967 AND RECORDED IN <br /> <br />VOLUME 218, PAGE 594 OF THE HAYS COUNTY DEED RECORDS, A-~D BEING <br /> <br />MORE PA-RTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: <br /> <br />BEGINNING at a W' iron rod found with a plastic cap stamped "Byrn <br />Survey" for the south corner of this tract and that portion of the <br />Lowman Ranch tract lying northwest of Interstate Highway No. 35 and <br />being the east corner of Lot 13, South Park Commercial Subdivision <br />as recorded in Volume 4, Page 59 of the Hays County Plat Records, <br />and being the west corner of that 2.954 acre tract described in a <br />deed from Grace B. Lowman to The State of Texas (for right-of-way <br />purposes for Interstate Highway No. 35) dated April 3, 1957 and <br />recorded in Volume 170, Page 479 of the Hays County Deed Records <br />and being in the northwest right-of-way of Interstate Highway No. <br />35 and being the south corner of a 15 foot easement granted from <br />Lowman Ranch Ltd. to Elim Water Company dated May 17, 1995 and <br />recorded in Volume 1228, Page 758 of the Hays County Official <br />Public Records, from which a concrete highway monument bears S 440 <br />04' 15" W 2805.67 feet; <br /> <br />THENCE leaving the PLACE OF BEGINNING with the common southwest <br />line of the Lowman Ranch Ltd. tract and northeast line of Lot 13, <br />South Park Commercial Subdivision, as shown on that plat numbered <br />24511-98-6-a dated December 17, 1998 as prepared for Darren Casey <br />Interests, Inc. by Byrn & Associates, Inc. of San Marcos, Texas, <br />N 450 20' 45" W 100.09 feet to a M" iron rod set in the northwest <br />line of the City of San Marcos City Limits ( 121.2121 acre Ordinance <br />1986-49) for the west corner of the herein described tract of land; <br /> <br />THENCE leaving said common line and entering the Lowman Ranch Ltd. <br />tract with the northwest line of the City Limits (121.2121 acre <br />Ordinance 1986-49), N 440 04' 15" E 1314.14 feet to a W' iron rod <br />set for the north corner of this tract, being the south corner of <br />that 23.41 acre tract annexed by the City of San Marcos by <br />Ordinance #1993-51; <br /> <br />THENCE entering the 121.2121 acre tract annexed by Ordinance 1986- <br />49, S 450 55' 45" E 100.08 feet to a point for the east corner of <br />this tract in the common northwest line of the State of Texas 2.954 <br />acre tract and Interstate Highway No. 35 and southeast line of the <br />remaining portion of the Lowman Ranch Ltd. tract; <br /> <br />THENCE with said common line, S 440 04' 15" W (this being the <br />Bearing Basis for this description) 1315.16 feet to the PLF.CE OF <br />BEGINNING. <br /> <br />There are contained within these metes and bounds 3.02 acres, more <br />or less, of land area as prepared from public records and a survey <br />made on the ground on December 17, 1998 by Byrn & Associates, Inc. <br />of San Marcos, Texas.
