<br />BEING A PORTION OF THAT 11.095 ACRE TRACT CONVEYED TO THORNTON
<br />J. HOSTYN, BY V.H. ROBERTS, ET UX, BY DEED DATED SEPTEMBER 28,
<br />1959, AND RECORDED IN VOLUME 179, PAGE 79, HAYS COUNTY DEED
<br />RECORDS, AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS, TO-
<br />WIT:

<br />BEGINNING at the intersection of the Northeast line of
<br />Allen Street with the Southeast line of Advance Street,
<br />at the West corner of the said Mostyn 11.095 acre tract,
<br />for the West corner of the tract herein described,
<br />
<br />THENCE, leaving the said Allen Street, with the Southeast
<br />line of the said Advance Street, N 470 29' E, 489.79 feet,
<br />to the North corner of the tract herein described, same being
<br />the West corner of that 11.10 acre tract conveyed to Dick
<br />Yax, et aI, by David M. Morgan by deed dated June 4, 1979
<br />and recorded in Volume 326, Page 749, Hays County Deed
<br />Records, as shown by a survey by William Kolodzie, Registered
<br />Public Surveyor #1462;
<br />
<br />THENCE, leaving the said Advance Street, with the North-
<br />west line of the said Yax 11.10 acre tract as shown by the
<br />said Kolodzie Survey, the following courses numbered (1)
<br />thru (3):
<br />
<br />(1) S 450 51' E, 237.80 feet;
<br />(2) N 660 00' E, 16.10 feet;
<br />(3) S 450 45' E, 166.66 feet, to the East corner
<br />o~ the tract herein described, same being the North corner
<br />of that portion bf the said Mostyn 11.095 acre tract zoned
<br />Commercial.

<br />THENCE, leaving the said Yax 11.10 acre tract, with the
<br />Northwest line of that portion of the said Mostyn 11.095
<br />acre tract zoned Commercial S 440 59' W, 153.29 feet, to
<br />a chain link fence on the East line of the Wonder World
<br />Deer Park, for the most Southerly Southeast corner of the
<br />tract herein described;
<br />
<br />THENCE, leaving that portion of the said Mostyn 11.095 acre
<br />tract zoned Commercial, with fence, the East line of the
<br />said Wonder World Deer Park, N 190 52' W, 27.88 feet, to
<br />the North corner of the said Wonder World Deer Park for a
<br />reentrant corner of the tract herein described;

<br />THENCE, continuing with fence, and the Northwest line of
<br />the said Wonder World Deer Park, the following courses
<br />numbered (4) thru (6):

<br />(4) S 650 53' W, 52.23 feet;
<br />(5) S 620 37' W, 103.60 feet;
<br />(6) S 580 39' W, 227.41 feet, to the Northeast
<br />line of the aforementioned Allen Street, for the most Westerly
<br />Southwest corner of the tract herein described;

<br />THENCE, leaving the said Wonder World Deer Park, with the
<br />Northeast line of the said Allen Street, N 450 Ql' W, 302.49
<br />feet, to the POINT OF BEGINNING containing 4.125 acres of
<br />land, more or less.
