<br />" <br /> <br />of installation of any additional utility lines or connections nec- <br /> <br /> <br />essary for its business operations. Chandelle shall pay all utility <br /> <br /> <br />bills for service to the demised premises. <br /> <br />V. <br /> <br />I <br /> <br />All covenants, terms and conditions of this lease must be <br /> <br />approved by the Federal Aviation Administration before the effective <br /> <br /> <br />date of the lease. <br /> <br />VI. <br /> <br />During the term of this lease, City agrees that Chandelle shall <br /> <br /> <br />have unrestricted access to the runways, taxi~ays and ramps now in <br /> <br /> <br />existence at Airport to the same extent that any other parties may <br /> <br /> <br />have use thereof. It is understood and agreed by and between City <br /> <br /> <br />and Chandelle that the continuing use of Airport as an airport for <br /> <br />general aviation is essential to the operation of Chandelle and that <br /> <br /> <br />the failure to continue the use of said Airport for airport and aviation <br /> <br /> <br />purposes shall constitute a default in the lease. Upon Chandelle <br /> <br /> <br />giving written notice of such default to City and upon the failure <br /> <br /> <br />of City to cure such default within thirty (30) days after the receipt <br /> <br /> <br />I of said written notice, this lease shall terminate and end as of the <br /> <br /> <br />date one hundred and twenty (120) days after the receipt of said <br /> <br /> <br />written notice. Chandelle shall thereupon be released from and relieved <br /> <br /> <br />of all further obligations thereafter to accrue hereunder. <br /> <br />VII. <br /> <br />I <br /> <br />Maintenance of the runways, taxiways, entrance roads, driveways, <br /> <br />existing parking lots, leading to and/or contiguous to the demised <br />premises, and unoccupied property of Airport, except for the demised <br />premises described in Part I of this lease, shall remain the obligation <br />of City; provided, however, that City shall only be obligated to use <br />airport revenue funds for such purposes and that City shall never have <br />the obligation to use general, operating or bond funds for the purpose <br />of said maintenance. <br /> <br />VIII. <br /> <br />City represents and warrants that City has full right and law- <br /> <br /> <br />ful authority to enter into and perform City's obligations under <br /> <br />2 <br />
