VERAMENDI LEAGUE NUIvlBER TWO, IN HAYS COUNTY, TEXAS, BEING A PORTION OF THAT 22.25 ACRE TRACT CONVEYED BY !J. A. TERRELL, Erl' UX, '1'0 R.T. HILL BY DEED DATED MARCH 31, 1967 AND RECORDED IN VOLUHE 216, PAGES 443-448 OF THE HAYS COUNTY DEED RECORDS AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at an ~" lron rod found at a fence comer for the south corner of that 29.82 acre tract of land conveyed by Charlie A. Sellers, et ux, to Robert F. Lovelace as recorded in Volume 264, Page 770, of the Hays County Deed Records, in the northeast line of that 6 acre tract "A", out of the S.A. Majors Subdivision Number One (Revised) as racorded in Volume 141, Page 609 of the Hays County Deed Records for the west corner of the aforereferenced Hill tract and for the west ' corner and PLACE OF BEGINNING of this tract; THENCE leaving said tract "A" as shown on that plat numbered 945-1-a as prepared for R.T. Hill by James E. Byrn and Associates of San Marcos, Texas with the common line of the Lovelace tract and the Hill tract as fenced and used upon the ground, the following 2 courSt s: 1. N44014'00"E 723.43 feet to an angle point in fence, 2. N44005'27"E 640.87 feet to an ?2" iron rod found at a fence corner for the east corner of said Lovelace tract, in the southwest line of that 60 acre tract of land conveyed by J.L. Sawyer, et ux, to H.P. Schawe by deed dated December 31, 1942 and recorded in Volume 125, Page 561 of the Hays County Deed Record, and the north corner of the Hi 11 tract; THENCE leaving the Lovelace tract with the common line of the 60 acre Schawe tract and the Hill tract as fenced and used upon the gr~und S45005'38"E 667.37 feet to an ?:i" iron rod set for the west corner of this tract; THENCE leaving said common line and entering the Hill tract, the following 2 courses: 1. S45037'49"\v 288.83 feet to an ~" lron rod set for an interior corner of this tract, 2. S45015':33"E 321.80 feet to an ~" iron rod set in the common northwest line of a 40' roadway easement shown on the aforereferenced plat of the S.A. Majors Subdivision Number One and a southeast line of the Hill tract; THENCE with the common line of said 40' roadway easement and the Hill tract S45048'58"W 60.01 feet to a 3/4" iron pipe found for the east corner of that 22,824 square foot tract of land conveyed by Mrs. Vanna E. Major to Jack Lynn Major by deed dated December 11, 1951 and recorded in Volume 151, Pages 492-493 of the Hays County Deed Records; THENCE with the northeast line of said Major tract, the northeast line of a 0.28 acre tract and a southwest line of said Hill tract as fenced and used upon the ground N45015'33"Vl 266.60 feet to an ~" iron pip~ found at a fence corner for an interior corner of sald Hill tract, and the north corner of the 0.28 acre tract; r
