ORDINANCE 1980-56 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS AMENDING APPENDIX A, THE GENERAL ZONING ORDINANCE, OF THE CODE OF ORDINANCES OF SAID CITY BY CHANGING THE MINIMUM REAR SETBACK REQUIREMENTS IN D, M, P-l, P-2, C AND I DISTRICTS: BY CHANGING TERMINOLOGY; BY SETTING REQUIREMENTS FOR ACCESSORY BUILDINGS: BY REGULATING THE lIEIGHT OF F~NCES AND DECLARING AN EFFECTIVE DATE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS: SECTION 1. That Section 12(D)(5) of Appendix A, The General Zoning Ordinance, of the Code of Ordinances, City of San Marcos, Texas, is hereby amended to read as follows: 12(D)(5) Minimum depth of rear setback shall be five feet with an additional two feet required for each story above 24 feet, up to a maximum setback of 25 feet. There shall be no encroach- ment or overhangs into this required rear yard. SECTION 2. That Section 13(C) of Appendix A, The General Zoning Ordinance, of the Code of Ordinances, City of San Marcos, Texas, is hereby amended to read as follows: 13(C). Area Requirements 1. Minimum lot area a. Internal b. Corner 6,000 square feet 7,500 squre feet 2. Minimal lot frontage on a public street a. Internal b. Corner 50 feet 60 feet 3. Minimum lot depth 100 feet 4. Minimum depth of front setback 25 feet 5. Minimum depth of rear set back shall be five feet with an addi- tional two feet required for each story above 24 feet, up to a maximum setback of 25 feet. Maximum building coverage as a percentage of lot area 50% 8. Maximum accessory building coverage as a percentage of rear yard 30% 9. N/A Maximum height of structures 10. Townhouses shall meet the area require- ments of the "TH" District. 11. No lot to be used for multi-family or apart- ment purposes shall contain an area less than this amount plus 1,500 square feet for each dwelling unit in excess of two dwelling units to be constructed or occupied upon such lot.
