<br />57 <br /> <br />Metes and Bounds Description <br />City of San Marcos Annexation <br />73.543 Acres (3,203,327 square feet) <br />Nathaniel Hubbard Survey No. 35 <br />Hays County, Texas. <br /> <br />BEING a tract containing 73.543 Acres (3,203,327 square feet) of land situated in the Nathaniel <br />Hubbard Survey No. 35 of Hays County, Texas and being out of and a part of a called 425.38 acre <br />tract conveyed to Walter Kenneth Barnes in Volume 205, Page 462 of the Deed Records of Hays <br />County, Texas. Said 425.38 acre tract being described in Volume 194, Page 320 of the Deed <br />Records of Hays County, Texas. Said 73.543 acre tract being more particularly described by metes <br />and bounds as follows with all bearings referenced to the southeast line of the Resubdivision Plat of <br />Lots la & 5, Factory Shops of record in Book 6, Pages 201-202 of the Plat Records of Hays <br />County, Texas: <br /> <br />COMMENCING, at a liz-inch iron rod found in the southeasterly right-of-way line of Interstate <br />Highway 35 (300 foot R.O.W.), being in the northeasterly line of said Barnes tract and being in the <br />southwest line of a called 245 acre tract recorded in a deed to Earl B. McCormick in Volume 123, <br />Page 34 ofthe Deed Records of Hays County, Texas. From said liz-inch iron rod a concrete right of <br />way monument bears North 450 11' 58" East, a distance of 1,608-.66 feet; <br /> <br />THENCE, with the southwest line of said 245 acre McCormick tract and the northeast line of said <br />Barnes tract, South 44056' 46" East, a distance of 105.00 feet to a point on the existing San Marcos <br />City Limits line and the POINT OF BEGINNING hereof; <br /> <br />THENCE, continuing with the southwest line of said 245 acre McCormick tract and the northeast <br />line of said Barnes tract South 440 56' 46" East, a distance of 2,293.60 feet to a wooden corner <br />fence post found for the southerly corner of said 245 acre McCormick tract, the easterly comer of <br />said Barnes tract, the easterly comer hereof and being in the northwest line of the remainder of a <br />called 1,104.23 acre tract recorded in a deed to E. D. Combs in Volume 151, page 272 of the Deed <br />Records of Hays County, Texas; <br /> <br />THEN CE, 'with the northwest line of said 1,104.23 acre tract, South 450 30'43 " West, a distance of <br />1,424.87 feet to a wooden comer fence post found for southerly comer of said Barnes tract, the <br />easterly corner of a called 28.48 acre tract recorded in a deed to William V.
