IJOL 211PAcE203 DESCRIPTION OF 6,724 SQUARE FEET, MORE OR LESS, OF LAND AREA IN THE WILLIAM PETTUS TWO LEAGUE GRANT SURVEY, CITY OF SAN MARCOS, CALDWELL COUNTY, TEXAS, BEING A PORTION OF THAT TRACT DESCRIBED AS "TRACT ONE - 20.751 ACRES" IN A DEED FROM THE UNITED STATES OF AMERICA TO THE CITY OF SAN MARCOS DATED FEBRUARY 26, 1976 AND RECORDED IN VOLUME 376, PAGE 257 OF THE CALDWELL COUNTY DEED RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: COMMENCING at a W' iron rod found in a seam in concrete for the northwest corner of the City of San Marcos 20.751 acre Tract One and an interior south corner of that tract described as 1303.055 acres in a deed from the United States of America to the City of San Marcos dated February 18, 1966 and recorded in Volume 313, Page 463 of the Caldwell County Deed Records, from which a 60d nail found in a seam in concrete for an angle point bears N 870 00' 00" E (this being the Bearing Basis for this description) 2863.92 feet; THENCE with the common west line of the City of San Marcos 20.751 acre Tract One and a south line of the City of San Marcos 1303.055 acre tract, S 030 00' 00" E 464.21 feet to a calculated point; THENCE leaving the City of San Marcos 1303.055 acre tract, entering the City of San Marcos 20.751 acre Tract One, N 860 47 I 43" E 7.69 feet to the northwest corner and PLACE OF BEGINNING of this tract; THENCE leaving the PLACE OF BEGINNING as shown on that plat numbered 24586-98-b dated March 2, 1999 as prepared for Wayne Dean by Byrn & Associates, Inc. of San Marcos, Texas, N 860 47' 43" E 82.00 feet to a %" iron rod set for the northeast corner of this tract; THENCE S 030 12' 17" E 82.00 feet to a W' iron rod set for the southeast corner of this tract; THENCE S 860 47' 43" W 82.00 feet to a %" iron rod set for the southwest corner of this tract, from which a calculated point in the aforereferenced common line of the City of San Marcos 20.751 acre Tract One and the City of San Marcos 1303.055 acre tract bears S 860 47' 43" W 7.98 feet; THENCE N 030 12' 17" W 82.00 feet to the PLACE OF BEGINNING. There are contained within these metes and bounds 6,724 square feet, more or less, of land area as prepared from public records and a survey made on the ground on March 2, 1999 by Byrn & Associates, Inc. of San Marcos, Texas.
