KRAUS, TRUSTEE TO EDMUND LONGCOPE DATED JULY 15, 1981 <br /> <br />AND RECORDED IN VOLUME 361, PAGE 166 OF THE HAYS COUNTY DEED <br /> <br />RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS <br /> <br />AS FOLLOWS: <br /> <br />COMMENCING at a W' iron rod found for the northerly west corner of <br />the Longcope tract being at the intersection of a cut back corner <br />of State Highway No. 80 and River Road; <br /> <br />THENCE with the common northwest line of the Longcope tract <br />and the southeast line of River Road, N 450 00' 00" E 418.88 <br />feet to a ~" iron rod set for the west corner and PLACE OF <br />BEGINNING of the herein described tract; <br /> <br />THENCE leaving the PLACE OF BEGINNING and continuing with said <br />common line as shown on that plat numbered 23900-95-2-c dated <br />December 28, 1995 as prepared for Ed Longcope by Byrn & Associates, <br />Inc. of San Marcos, Texas, N 450 00' 00" E (this being the Bearing <br />Basis for this survey) 462.23 feet to a W' iron rod set, from which <br />a W' iron rod found for the north corner of the Ldngcope tract <br />bears N 450 00' 00" E 285.77 feet; <br /> <br />THENCE entering the Longcope tract, S 450 00' 00" E 211.61 feet to <br />a W' iron rod set for the east corner of the herein described <br />tract; <br /> <br />THENCE S 440 55' 50" W 462.23 feet to a W' iron rod set for the <br />south corner of the herein described tract; <br /> <br />THENCE N 450 00' 00" W 212.17 feet to the PLACE OF BEGINNING. <br /> <br />There are contained within these metes and bounds 2.25 acres, more <br />or less, of land area as prepared from public records and a survey <br />made on the ground during December, 1995 by Byrn & Associates, Inc. <br />of San Marcos, Texas.
