LOWMAN TO LOWMAN RANCH LTD DATED JUNE 3, 1967 AND RECORDED <br /> <br />IN VOLUME 218, PAGE 594 OF THE HAYS COUNTY DEED RECORDS, AND BEING <br /> <br />MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: <br /> <br />COMMENCING at a W' iron rod found with a plastic cap stamped "Byrn <br />Survey" for the south corner of the portion of the Lowman Ranch <br />tract lying northwest of Interstate Highway No. 35 and being the <br />east corner of Lot 13, South Park Commercial Subdivision as <br />recorded in Volume 4, Page 59 of the Hays County Plat Records, and <br />being the west corner of that 2.954 acre tract described in a deed <br />from Grace B. Lowman to The State of Texas (for right-of-way <br />purposes for Interstate Highway No. 35) dated April 3, 1957 and <br />recorded in Volume 170, Page 479 of the Hays County Deed Records <br />and being in the northwest right-of-way of Interstate Highway No. <br />35 and being the south corner of a 15 foot easement granted from <br />Lowman Ranch Ltd. to Elim Water Company dated May 17, 1996 and <br />recorded in Volume 1228, Page 758 of the Hays County Official <br />Public Records, from which a concrete highway monument bears S 440 <br />04' 15" W 2805.67 feet; <br /> <br />THENCE leaving the PLACE OF COMMENCEMENT with the common <br />southwest line of the Lowman Ranch Ltd. tract and northeast <br />line of Lot 13, South Park Commerical Subdivision, N 450 201 <br />45" W 100.09 feet to a WI iron rod set in the northwest line <br />of the City of San Marcos City Limits ( 121.2121 acre Ordinance <br />1986-49) for the south corner and PLACE OF BEGINNING of the <br />herein described tract of land; <br /> <br />THENCE leaving the PLACE OF BEGINNING and the City of San Marcos <br />Ordinance 1986-49 tract and continuing with the common southwest <br />line of the Lowman Ranch Ltd. tract and northeast line of Lot 13, <br />South Park Commercial Subdivision as shown on that plat numbered <br />24511-98-a dated November 18, 1998 as prepared for Darren Casey <br />Interests, Inc. by Byrn & Associates, Inc. of San Marcos, Texas, N <br />45020' 45" W 238.27 feet to an 8" fence post for the north corner <br />of Lot 13 and the east corner of that 29.07 acre tract described in <br />a deed from Myrtle Mae Spence et al to EugeneA. Herry, Jr. et ux <br />dated June 6, 1975 and recorded in Volume 276, Page 313 of the Hays <br />County Deed Records <br /> <br />THENCE with the common southwest line of the Lowman Ranch Ltd. <br />tract and the northeast line of the Herry 29.07 acre tract, as <br />fenced and used upon the ground, the following two courses: <br /> <br />1. N 440 40' 22" W 320.61 feet to a 6" fence post for an angle <br />point, and <br /> <br />2.
