'ZIt) lit 00 VOl. tJ P~C[ Llu PREliMINARY DESCRIPTION OF 6,970 SQUARE FEET, MORE OR LESS, OF LAND AREA IN THE WILLIAM PETTUS TWO LEAGUE GRANT SURVEY, CITY OF SAN MARCOS, CALDWELL COUNTY, TEXAS, BEING A PORTION OF THAT TRACT DESCRIBED AS "TRACT ONE - 20.751 ACRES" IN A DEED FROM THE UNITED STATES OF AMERICA TO THE CITY OF SAN MARCOS DATED FEBRUARY 26, 1976 AND RECORDED IN VOLUME 376, PAGE 257 OF THE CALDWELL COUNTY DEED RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a W' iron rod set at the edge of concrete for the northwest corner of this tract, from which a W' iron rod found in a seam in concrete for the northwest corner of the City of San Marcos 20.751 acre Tract One and an interior south corner of that tract described as 1303.055 acres in a deed from the United States of America to the City of San Marcos dated February 18, 1966 and recorded in Volume 313, Page 463 of the Caldwell County Deed Records bears N 250 51' 36" W 271.36 feet; THENCE leaving the PLACE OF BEGINNING as shown on that plat numbered 24586-98-b dated February 9, 1999 as prepared for Wayne Dean by Byrn & Associates, Inc. of San Marcos, Texas, N 860'58' 57" E 71.96 feet to a ~" iron rod set for the northeast corner of this tract; THENCE S 020 49' 39" E 76.47 feet to a ~" iron rod set for an exterior east corner of this tract; THENCE S 870 15' 48" W 7.90 feet to a W' iron rod set an interior corner of this tract; THENCE S 030 40' 25" E 23.02 feet to a ~" iron rod set at corner of concrete for the southeast corner of this tract; THENCE S 870 15' 42" W 64.40 feet to a W' iron rod set for the southwest corner of this tract, from which a ~" iron rod found in a north line of that tract described as 42.47 acres in a deed from the United States of America to the City of San Marcos dated September 18, 1990 and recorded in Volume 856, Page 127 of the Hays County Official Public Records for an exterior south corner of the City of San Marcos 1303.055 acre tract and southwest corner of the City of San Marcos 20.751 acre Tract One bears S 180 26' 04" W 287.66 feet; THENCE N 02049' 39" W 99.13 feet to the PLACE OF BEGINNING. There are contained within these metes and bounds 6,970 square feet, more or less, of land area as prepared from public records and a survey made on the ground on February 9, 1999 by Byrn & Associates, Inc. of San Marcos, Texas.
