Chapter 2 Sector Four Today The Built Environment Land Use Sector Four encompasses 1,162 acres, or 1.8 square miles; 10% of the 17.8 square miles in the City of San Marcos. The Sector Four Existing Land Use map is presented on the following page. Right-of-Way The largest percentage of acreage in Sector Four is used for right-of-ways (26%). Right- of-way includes streets and railroads. Vacant The second largest percentage of acreage in Sector Four is vacant land (22%). The majority of the vacant land in Sector Four is located along IH-35 south of Guadalupe Street. Single Family Approximately 13% of the acreage in Sector Four is single family land use. Single family includes one single family dwelling unit per lot. Single family homes are predominately located in the East Guadalupe, Rio Vista and Victory Gardens neighborhoods.
