<br />Chapter 2 <br /> <br />Sector Four Today <br /> <br />Industrial District (I) <br />The largest percentage of the acreage in Sector Four is zoned Industrial District (31 %). <br />The uses permitted in the I District include automotive shops, heavy equipment sales and <br />service, lumberyards, warehouses, petroleum bulk stations, laboratories, manufacturing or <br />assembly plants and other related uses. The I District includes any use permitted in the <br />LI District but excludes any use permitted in the C District. Specific uses in the I District <br />include any use in the Ll District or a planned industrial park. The majority of land zoned <br />I in Sector Four is located along IH-35 between Ellis Street and McCarty Lane. In <br />addition, the majority of the vacant land in Sector Four is zoned industrial. <br /> <br />Commercial District (C) <br />The second largest percentage of the acreage in Sector Four is zoned Commercial District <br />(18%). The uses permitted in the C District include most types of for-profit business, <br />retail and offices uses. Specific uses in the C District include mobile homes, <br />establishments which dispense liquor, wine or beer for on-premise consumption, mixed <br />use buildings, automotive body/paint shops and veterinary services. The majority of land <br />zoned C in Sector Four is located along IH-35, Hopkins, Cheatham Street, Centerpoint <br />Road, Guadalupe Street, LBJ Drive, Riverside Drive and C.M. Allen Parkway. <br /> <br />Single-Family Dwelling District (R-1) <br />Approximately 15% of the acreage in Sector Four is zoned Single-Family Dwelling <br />District. The uses permitted in the R-1 District include single-family detached dwelling <br />units, accessory buildings and group homes. Specific uses in the R-1 District include <br />churches and home occupations. The majority of land zoned R-1 in Sector Four is <br />located in the East Guadalupe, Rio Vista and Victory Gardens neighborhoods. <br /> <br />Public and Institutional District (P) <br />Approximately 13% of the acreage in Sector Four is zoned Public and Institutional <br />District. The uses permitted in the P district include governmental buildings, parks, <br />cemeteries, airports, hospitals, churches, utility substations, communication towers, and <br />public and private education institutions. Specific uses in the P District include <br />establishments that dispense liquor, wine and/or beer for on-premise consumption and <br />fraternity/sorority buildings. The majority ofland zoned P in Sector Four is Bicentennial <br />Park, Children's Park, H.E.B. Park, Rio Vista Park, Veterans Park, Victory Gardens Park, <br />the City Hall complex, Police Headquarters, SMCISD Administration and the floodway <br />along Willow Springs Creek. <br /> <br />Light Industrial District (Ll) <br />Approximately 12% of the acreage in Sector Four is zoned Light Industrial District. The <br />uses permitted in the LI District include automotive shops, heavy equipment sales and <br />service, lumberyards, warehouses, petroleum bulk stations, laboratories, manufacturing or <br />assembly plants and other related uses. Specific uses in the LI district include any use <br />permitted in the C district and planned industrial parks. The majority of the land zoned <br />LI is Thermon, Gulf Business Forms, Parkview Metal Products, North Carolina <br /> <br />2-6 <br />
