<br />Chapter 3 <br /> <br />Sector Six Tomorrow <br /> <br />Future land use categories are defined by how the land will be used in the future, and not <br />by how the land is currently being used or how the land is currently zoned. The Sector <br />Six Future Land Use Plan map is presented is described below. <br /> <br />Public and Institutional <br />The largest percentage of the acreage in Sector Six is designated public and institutional <br />land use (50%). Public and institutional land uses are characterized by public and semi- <br />public uses of the land. This category includes land uses such as schools, universities, <br />governmental buildings, airports, cemeteries, churches, nonprofit organizations, etc. The <br />public and institutional land uses include the San Marcos Municipal Airport, San Marcos <br />Advanced Tertiary Wastewater Treatment Plant, LCRA substation, PEC substation, <br />Department of Public Safety, San Marcos Animal Shelter, Greater San Marcos Youth <br />Council, Hays Caldwell Women's Center, Hill Country Ministries Church and School, <br />Hays County Law Enforcement Center, and the Hays County Sheriffs Office of Public <br />Safety. <br /> <br />Streets <br />Approximately 16% of the acreage in Sector Six is designated for existing or proposed <br />streets. The following new streets are planned: <br /> <br />· Aquarena Springs Drive to Uhland Road; <br />· Davis Street from IH-35 to River Road; <br />· Dezavala Drive from River Road to Staples Road; <br />· River Ridge Parkway over IH-35 to the Blanco River; <br />· River Road from west of the Union Pacific Railroad tracks to Aquarena Springs <br />Drive; <br /> <br />High Density Residential <br />Approximately 8% of the acreage in Sector Six is designated high density residential. <br />High density residential land uses are typically characterized by apartments and <br />condominiums representing a density range greater than twelve dwelling units per acre. <br />The majority of areas designated high density residential are located along IH-35, Uhland <br />Road, Aquarena Springs Drive, Davis Street, Bugg Lane and River Road. <br /> <br />Open Space I Floodway <br />Approximately 7% of the acreage in Sector Six is designated open space I floodway. <br />Open space I floodway areas are characterized by parks, natural areas, agricultural land, <br />and open space areas for the use of residents. Parks in Sector Six include Stokes Park <br />along the San Marcos River on Cape Road and the San Marcos Softball and Soccer <br />Complex on State Highway 21. Floodway in Sector Six includes the floodway along the <br />San Marcos River, Blanco River, and Bypass Creek. <br /> <br />3-2 <br />
