<br />Chapter 3 <br /> <br />Sector Six Tomorrow <br /> <br />Commercial <br />Approximately 7% of the acreage in Sector Six is designated commercial land use (24%). <br />Commercial land uses are characterized by many retail, office, and commercial types of <br />developments. This category includes land uses such as retail stores, shopping centers, <br />business and professional offices, medical and dental offices, hotels, auto dealerships, <br />banks, restaurants, etc. The majority of areas designated commercial in Sector Six are <br />located along IH-35, State Highway 80 and River Road. <br /> <br />Very Low Density Residential <br />Approximately 4% of the acreage in Sector Six is designated very low density residential. <br />Very low density residential land uses are characterized by residential units representing a <br />density of zero to three dwelling units per acre. All of the land designated very low <br />density residential in Sector Six is located along the San Marcos and Blanco rivers. <br /> <br />Low Density Residential <br />Approximately 4% of the acreage in Sector Six is designated low density residential. <br />Low density residential land uses are characterized by residential units representing a <br />density of three to six dwelling units per acre. The majority of areas designated low <br />density residential are the Blanco Gardens, Two Rivers East, and Fairlawn <br />neighborhoods. <br /> <br />Industrial <br />Approximately 3% of the acreage in Sector Six is designated industrial. Industrial land <br />uses involve the development, manufacture and warehousing of goods for wholesale <br />distribution. The only areas designated industrial in Sector Six are located in the San <br />Marcos Technology Park or along IH-35 north of the Blanco River. <br /> <br />Medium Density Residential <br />Less than 1% of the acreage in Sector Six is designated medium density residential. <br />Medium density residential land uses have a density range of six to twelve dwelling units <br />per acre and may include a variety of residential types such as duplexes, triplexes, <br />fourplexes, townhomes, and zero lot-line homes. A variety of housing types may be <br />allowed, as long as the overall density within a specific development or area is between <br />six and twelve dwelling units per acre. The majority of the areas designated medium <br />density residential in Sector Six include the various mobile home parks located <br />throughout the area and an area along River Road. <br /> <br />3-3 <br />
