DESCRIPTION OF 5,600 SQUARE FEET OF LAND AREA IN THE WILLIAM PETTUS TWO LEAGUE GRANT SURVEY, CITY OF SAN MARCOS, CALDWELL COUNTY, TEXAS, BEING A PORTION OF THAT 42.47 ACRE TRACT DESCRIBED IN A DEED FROM THE UNITED STATES OF AMERICA TO THE CITY OF SAN MARCOS DATED DECEMBER 19, 1990 AND RECORDED IN VOLUME 856, PAGE 127 OF THE HAYS COUNTY OFFICIAL PUBLIC RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a ~11 iron rod set for the northwest corner of the herein described tract, from which the northwest corner of the City of San Marcos 42.47 acre tract bears N 800 51' 0611 W 506.78 feet, and from which a WI iron rod found for the northwest corner of an 11.050 acre Tract 2 described in a deed from the United States of America to the City of San Marcos dated February 26, 1976 and recorded in Volume 376, Page 257 of the Caldwell County Deed Records bears N 820 05' 3211 W 1565.10 feet; THENCE leaving the PLACE OF BEGINNING as shown on that plat numbered 24433-99-02-a dated August 16, 1999 as prepared for Gene Hogue by Byrn & Associates, Inc. of San Marcos, Texas, N 860 56' 4811 E 70.00 feet to a ~n iron rod set for the northeast corner of the herein described tract, from which an angle point in the north line of the City of San Marcos 42.47 acre tract bears N 820 09' 1111 E 1261.39 feet and from which a 60d nail found for the northeast corner of the City of San Marcos 11.050 acre Tract 2 bears N 730 44' 4511 E 1291.49 feet; THENCE S 030 03' 1211 E 80.00 feet to a ~" iron rod set for the southeast corner of the herein described tract; THENCE S 860 56' 48" W 70.00 feet to a ~" iron rod set for the southwest corner of the herein described tract; THENCE N 030 03' 12" W 80.00 feet to the PLACE OF BEGINNING. There are contained within these metes and bounds 5,600 square feet of land area as prepared from public records and a survey made on the ground on August 16, 1999 by Byrn & Associates, Inc. of San Marcos, Texas. All W' iron rods set are capped with a plastic cap stamped "Byrn Survey". The Bearing Basis for this survey is the aforereferenced iron rod found and 60d nail found in the north line of the City of San Marcos 11.050 acre Tract 2, said bearing being N 870 00' 00" E. -~~--~ David C.
