EXHIBIT B SIGNAGE CRITERIA LESSEE will be required to install a sign above the demised premises in accordance with the following guidelines: The sign design must be submitted to the owner for written approval before any installation will be allowed. The sign must not exceed 50 percent of the total frontage of the demised space in which it will be installed. For example the store front is 35 feet the sign above cannot be longer than 17.5 feet in length. Every effort must be made to install the sign "centered" above the space. Exceptions will be made for architectural barriers and other aesthetic considerations. The LESSEE will also be provided a sign on the main ID pylon sign that conforms to the existing design and style used by the center. BANNERS ARE NOT ALLOWED EXCEPT UNDER THE FOLLOWING CONDITIONS: Grand Opening Celebrations during the first two weeks that the business is open at the center. Twice annual use for special promotions of a duration not to exceed fourteen (14) days. Banners are not allowed as regular signage for the demised premises. All signage shall be lighted in the evening from sundown to Midnight 12:00am. In the event Lessee dones not erect a sign within 30 days after written notice is delivered by Lessor to do so, then Lessor may terminate this lease. Lessee is responsible to remove the sign at the end ofthe lease term at Lessee's Expense. Lessee is also responsible for any damage to the building and the property caused by the installation or removal of any sign. With owner approval, Lessee may have additional signage at the end of the building in which demised space is located, provided the signage does not intervere with business owner on the end cap ofthe building and owner appoves ofthe design for such signage.
