<br />DESCRIPTION OF 1.36 ACRES, MORE OR LESS, OF LAND AREA IN THE J.M. <br /> <br />VERAMENDI SURVEY NO.1, ABSTRACT NO. 17, HAYS COUNTY, TEXAS, 0.17 <br /> <br />ACRES BEING A PORTION OF THAT TRACT DESCRIBED AS 29.4 ACRE TRACT 1- <br /> <br />B IN A DEED FROM ENOS GARY, EXECUTOR TO CRAWFORD FAMILY HISTORICAL <br /> <br />MUSEUM, INC. DATED MARCH 15, 1995 AND RECORDED IN VOLUME 1137, PAGE <br /> <br />156 OF THE HAYS COUNTY OFFICIAL PUBLIC RECORDS and 1.19 ACRES BEING <br /> <br />A PORTION OF A 1.19 ACRE STRIP OF LAND CALLED FOR IN OLD DEEDS AS <br /> <br />THE "SAN MARCOS-REDWOOD ROAD" (NO LONGER USED BY THE PUBLIC), AND <br /> <br />BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: <br /> <br />BEGINNING at a W' iron rod set in at the intersection of the west <br />right-of-way of State Highway No. 123 and the occupied southeast <br />line of the "San Marcos-Redwood Road" as evidenced by a row of <br />fence posts (this roadway is no longer used by the Public) for the <br />northwest corner of that tract described as 1.311 acres in a deed <br />from Eloise Crawford to The State of Texas dated March 19, 1949 and <br />recorded in Volume 143, Page 499 of the Hays County Deed Records <br />and the north corner of the remaining portion of the Crawford <br />Family 29.4 acre tract; <br /> <br />THENCE with the common east line of the remaining portion of the <br />Crawford Family 29.4 acre Tract I-B and the west line of State <br />Highway No. 123 and the State of Texas 1.311 acre tract, S 040 25' <br />40" W 3.81 feet to a ~" iron rod set for the southerly east corner <br />of this tract; <br /> <br />THENCE leaving the State of Texas 1.311 acre tract, State Highway <br />No. 123 and the PLACE OF BEGINNING as shown on that plat numbered <br />2~60-99-14 dated June 16, 1999 as prepared for Hays Energy Limited <br />Partnership by Byrn & Associates, Inc. of San Marcos, Texas and <br />entering the remaining portion of the Crawford Family 29.4 acre <br />tract with a line 35 feet from and parallel to the northwest line <br />of the old "San Marcos-Redwood Road", the following four courses: <br /> <br />1. S 44002' 33" W 421.82 feet to a~" iron rod set, pass at <br />332.10 feet a point in the common northwest line of the <br />Crawford Family 29.4 acre tract and the southeast line of Old <br />"San Marcos-Redwood Road:, <br /> <br />2. S 440 22' 03" W 396.25 feet to a *" iron rod set, passing <br />from the old "San Marcos-Redwood Road" into the Crawford <br />Family 29.4 acre tract at 45.12 feet, <br /> <br />3. S 440 25' 25" W 579.57 feet to a W' iron rod set, and <br /> <br />4. S 440 24' 14" W 274.83 feet a W' iron rod set in the <br />northeast line of that tract described as 0.932 acres in a <br />deed from Eloise Crawford to the State of Texas dated December <br />12, 1979 and recorded in Volume 336, Page 312 of the Hays <br />County Deed Records and the northeast line of F.M.
