<br />THENCE leaving Hughson Heights with the common northeast line of the John Cox 9.5 acre <br />tract and the southwest line of the Witte tract and the Tarod Philip Townhomes, Section 1 as <br />recorded in Volume 3, Page 5 of the Hays County Plat Records, the following three courses, <br />as fenced and used upon the ground: <br /> <br />1. S 470 22' 29" E 149.50 feet to a 15" elm tree for an angle point, <br /> <br />2. S 450 49' 10" E 303.14 feet to a 26" cedar tree for an angle point, and <br /> <br />3. S 450 50' 30" E 163.40 feet to a 6" cedar fence post for an angle point being in <br />the southwest line of Andra Lane as shown on the plat of Tarod Philip <br />Townhomes, Section 1, pass on this course at 79.55 feet a 5/8" iron rod found <br />in concrete for the west comer of Ridgewood Street as shown on the plat of <br />Tarod Philip Townhomes, Section 1; <br /> <br />THENCE with the common northeast line of the John Cox tract and southwest line of Andra <br />Lane, S 440 31' 29" E 25.82 feet to a lh" iron rod found for the northerly east comer of the <br />herein described tract; <br /> <br />THENCE entering the John Cox 9.5 acre tract, S 400 50' 00" W 173.43 feet to a 1/2" iron rod <br />found for an interior comer of the herein described tract; <br /> <br />THENCE S 410 14' 30" E 82.11 feet to a 1/2" iron rod found for the north comer of Lot 2, <br />Block 3, Holland Hills, Section 2 as recorded in Volume 5, Page 12 of the Hays County Plat <br />Records (said Lot 2 being a portion of the John Cox 9.5 acre tract); <br /> <br />THENCE with the northwest line of Lot 2, Block 3, Holland Hills, Section 2, S 270 16' 38" <br />W 205. 14 feet to a 1f2" iron rod found for the common southeast comer of the herein described <br />tract and the southwest comer of Lot 2, Block 3, Holland Hills, Section 2, being in the original <br />southwest line of the John Cox 9.5 acre tract and northeast line of Lot 8, Holland Hills <br />Subdivision as recorded in Volume 2, Page 35 of the Hays County Plat Records; <br /> <br />THENCE with the common northeast line of Holland Hills Subdivision and southwest line of <br />the John Cox 9.5 acre tract, N 870 50' 56" W 178.18 feet to a Ih" iron rod found for the <br />common north comer of Lot 9, Holland Hills Subdivision and east corner of the aforereferenced <br />Ridgewood Street, pass an this course at 84.00 feet a 1/2" iron rod found for the COI1lIIlon north <br />comer of Lot 8 and east comer of Lot 9; <br /> <br />THENCE with the northeast end of Ridgewood Street, N 460 00' 23" W 60.14 feet to the <br />PLACE OF BEGINNING. <br /> <br />There are contained within these metes and bounds 8.30 acres, more or less, of land area as <br />prepared from public records and a survey made on the ground on May 28, 1998 by Bym & <br />Associates, Inc. of San Marcos, Texas. All 112" iron rods set are capp-~d with a plastic cap <br />stamped "Byrn Survey".
