EXHffiIT "B" Description of 5.46 acres, more or less, ofland area in the T.J. Chambers Survey, Abstract ~o. 2, City of San Marcos, Hays County, Texas, being all of that 5.462 acre tract described in a deed from Tom G. Ezell, Trustee to Chester L. Witte et al dated October 6, 1987 and recorded in Volume 699, Page 854 of the Hays County Real Property Records, and being more particularly described by metes and bounds as follows: BEGINNING at Ih" iron rod found for the north corner of Ridgewood Street, a 60 foot right-of- way shown on the plat of Holland Hills recorded in Volume 2, Page 35 of the Hays County Plat Records, and being the east corner of the Witte 5.462 acre tract and being in the southwest line of the remaining portion of that 9.5 acre tract described in a deed from Andrew Gary, Substitute Trustee to the Estate of John Cox dated July 6, 1990 and recorded in Volume 836, Page 295 of the Hays County Official Public Records; THENCE leaving the PLACE OF BEGINNING with the common northwest line of Ridgewood Street and the southeast line of the Witte 5.462 acre tract, as shown on that plat numbered 24396-98-d dated May 27, 1998 as prepared for CalTex Holdings, Inc. by Bym & Associates, Inc. of San Marcos, Texas, S 430 55' 26" W 361.65 feet to a 1/2" iron rod found for the south corner of the Witte 5.462 acre tract and the west corner of Ridgwood Street and being in the northeast line of Lot 12 of the Coers Addition, Section Two as recorded in Volume 169, Page 127 of the Hays County Deed Records; THENCE with the common southwest line of the Witte 5.462 acre tract and the northeast line of the Coers Addition, Section Two, N 450 24' 30" W 273.63 feet to a calculated point for the common north corner of Lot 13, Coers Addition, Section Two and the east corner of Highcrest Addition, Third Revision as recorded in Volume 4, Page 47 of the Hays County Plat Records, pass on this course at 150.59 feet a 1/2" iron rod found for the north corner of Lot 12 and east corner of Lot 13, Coers Addition, Section Two, from said calculated point a "Y" etched in a concrete drainage structure bears S 440 48' 16" W 3.00 feet; THENCE with common southwest line of the Witte 5.462 acre tract and the northeast line of Highcrest Addition, the following two courses: 1. N 440 54' 34" W 294.22 feet to a 1/2" iron rod found for an angle point, and 2. N 460 49' 57" W 106.89 feet to a V2" iron rod found for the west corner of the Witte 5.462 acre tract and the south corner of Lot 13, Block 1. Hughson Heights as recorded in Volume 1, Page 59 of the Hays County Plat Records; THENCE with the common northwest line of the Witte 5 .462 acre tract and the southeast line of Hughson Heights, Block J, as fenced and used upon the ground, N 480 40' 57" E 316.80 feet to a 1/2" iron rod set in the southeast line of Lot 14, Block J, Hughson Heights for the north corner of the Witte 5.462 acre tract and the west corner of the afore referenced John Cox 9.5 Exhibit liB" Page 1
