ONE) CONVEYED THE CITY OF SAN <br />MARCOS, TEXAS BY INSTRUMENT RECORDED IN VOLUME 163 <br />PAGE 426, OF THE DEED RECORDS OF SAID COUNTY, SAID <br />0.629-ACRE TRACT BEING MORE PARTICULARLY DESCRIBED <br />BY METES AND BOUNDS AS FOLLOWS: <br /> <br />BEGINNING on an iron rod found on a point in the boundary line of the <br />remnant portion of a 7.63-acre tract of land conveyed to the City of San Marcos, Texas <br />by instrument recorded in Volume 163, Page 426 of the Deed Records of Rays County, <br />Texas, same point being the most southerly comer of "Lot A, Municipal Airport <br />Subdivision", a subdivision of record in Plat Book 8, Page 285, of the Plat Records of <br />Hays County, Texas, for the most westerly corner and POINT OF BEGINNING hereof; <br /> <br />THENCE with the southeasterly boundary line of said "Lot A, Municipal <br />Airport Subdivision", same being the northwesterly boundary line of the remnant portion <br />of said 7.63-acre tract, N44056' 10"E for a distance of 547.66 feet to an iron rod, with a <br />cap marker "Byrn Survey", found on a point being the most easterly comer of said "Lot <br />A", same point being the most northerly comer of the remnant portion of said 7.63-acre <br />tract; <br />THENCE with the northeasterly boundary line of the remnant portion of <br />said 7.63-acre tract, S44029'44"E for a distance of 49.91 fe~t to an iron rod found on a <br />point being the most easterly comer of the remnant portion of said 7.63-acre tract, same <br />point being the most northerly comer of a 15.92-acre tract of land conveyed to W.
