<br />Field notes describing 2.097 acres ofland out of the lM. Veramendi League Number One, in the
<br />City of San Marcos, Hays County, Texas, and being all of that 2.097 acre tract described and
<br />recorded in Volume 267, Page 771, Deed Records of Hays County, Texas, and being more
<br />particularly described by metes and bounds as follows:
<br />
<br />Beginning at a State of Texas Concrete Highway Marker found on the northwest line of Hunter
<br />Road (Farm to Market 2439), at Station 99+90.97, said monument marking the intersection of
<br />the northwest line of Hunter Road and the southwest line of a 16' wide roadway easement
<br />described and recorded in Volume 160, Page 155, Deed Records of Hays County, Texas, and is
<br />the east comer of the 2.097 acre tract as well as being the east comer of the herein described
<br />parcel;
<br />
<br />Thence, S'19 -23' -29" W, along the northwest line of Hunter Road, a distance of357.55' to a
<br />State of Texas Concrete Highway Monument found for the south comer of the herein described
<br />parcel, the same being an easterly comer of State Bank and Trust Compant property described
<br />and recorded in Volume 908, Page 309, Hays County Official Public Records;
<br />
<br />Thence, N 450-39' -40" W, along the common line between the State Bank and Trust property
<br />and the herein described parcel, a distance of 303.65' to an iron pin found for the west corner of
<br />the herein described parcel;
<br />
<br />Thence, N 230-54' -38" E, still along a common line between the State Bank and Trust property
<br />and the herein described parcel, a distance of 174.48' to an iron pin set for an easterly corner of
<br />State Bank and Trust property, the same being the south corner of the Edith 1. Owen property
<br />as described in Volume 160, Page 155, Deed Records of Hays County, Texas and is an angle
<br />point in the northwest line of the herein described parcel;
<br />
<br />Thence, N 26 ~33' -42" E, along the common line between Owen and the herein described parcel,
<br />a distance of 156.50' to an iron pin set for the east corner of Owen, the same being the north
<br />comer of the herein described parcel;
<br />
<br />Thence, S 48~12' -46" E, along the northeast line of the herein described parcel, the same being
<br />the southwest line of a 16' wide easement that serves the Owen property, a distance of 261. 78' to
<br />a concrete highway monument, said monument being the beginning point of this description.
