<br />Being portions of Lot 7 and 8, Block 8 of the D.S. Combs Addition, as recorded in
<br />Volume 42, Page 332 of the Hays County Deed Records, the portions being
<br />described by metes and bounds on the attached Exhibit "A"
<br />
<br />Reservations from and Exceptions to Conveyance and Warranty: Easements, rights-of-way, and
<br />prescriptive rights, whether of record or not, all presently recorded restrictions, covenants,
<br />conditions, and other instruments, other than liens and conveyances, that affect the property; any
<br />discrepancies, conflicts, or shortages in area or boundary lines; and any encroachments or
<br />overlapping. of improvements.

<br />Grantor, for the consideration and subject to the reservations from and exceptions to conveyance
<br />and warranty, grants, sells and conveys to Grantee the Property, together with all and singular the
<br />rights and appurtenances in any wise belonging, to have and hold it to Grantee, Grantee's heirs,
<br />executors, administrators, successors or assigns forever. Grantor binds Grantor and Grantor's
<br />successors and assigns to warrant and forever defend all and singular the Property to Grantee and
<br />Grantee's heirs executors, administrators, successors and assigns against every person
<br />whomsoever lawfully claiming or to claim the same or any part, when the claim is by, through or
<br />under Grantor, but not otherwise.
<br />
<br />This deed is made in place of and to correct the deed from Grantor to Grantee, dated June 26, 1996,
<br />which is recorded in Volume 1240, Page 121 of the Hays County Deed Records. By mistake, that
<br />deed inadvertently omitted an area from the legal description of the property to be conveyed. This
<br />deed is made by Grantor and accepted by Grantee to correct that mistake, and is effective as of
<br />June 26, 1996, and in all other respects confirms the former deed.

<br />When the context requires, singular nouns and pronouns include the plural.
