Operating Standards attached as Exhibit "C," are hereby declared covenants running with the title to the Property, and are fully binding upon Harris, its successors and assigns and each and every subsequent owner, tenant, subtenant, licensee, manager or occupant of all or any portion of the Property, but only during the term of such party's ownership, tenancy, subtenancy, licensee, management or occupancy of the Property (except with respect to defaults that occur during the term of such party's ownership, tenancy, subtenancy, license, management or occupancy of the Property for which party shall remain liable) who acquire any right, title or interest in or to the Property or any part hereof. Any person who acquires any right, title or interest in or to the Property or any part hereof, thereby agrees and covenants to abide by and fully perform the provisions of this Agreement with respect to right, title or interest in such Property. Any person, firm, corporation or other entity subject to this Agreement that violates any provision of this Agreement shall be subject to a suit by the City for an injunction to enjoin the violation, and to all other remedies available to the City. 10.20 Further Assurances. The City and Harris agree to take such actions and execute and deliver such documents as may be reasonably necessary of appropriate to effect the provisions of this Agreement. 10.21 Term. Unless this Agreement is earlier terminated as expressly allowed herein or the City and Harris mutually agree otherwise in writing, this Agreement shall be in effect on and until the date that is ten (10) years after the Effective Date.
