ORDINANCE NO. 2012-33 <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN <br />MARCOS, TEXAS AMENDING THE PLANNED DEVELOPMENT <br />DISTRICT STANDARDS FOR THE BLANCO VISTA SUBDIVISION <br />PLANNED DEVELOPMENT DISTRICT, BEING APPROXIMATELY <br />432.5 ACRES OF LAND OUT OF THE WILLIAM WARD SURVEY NO. 3 <br />AND THE J.W. WILLIAM SURVEY AND PART OF THE BLANCO <br />VISTA SUBDIVISION (EXCEPT BLANCO VISTA PHASE 1 -2, <br />SECTIONS 1 AND 2 AND INFRASTRUCTURE AND BLANCO VISTA <br />TRACT I, SECTION A AND SCHOOL TRACT, BLANCO VISTA, TRACT <br />C, SECTION A, AND TRAIL RIDGE PASS CHURCH SUBDIVISION), <br />LOCATED AT THE INTERSECTION OF BLANCO VISTA BOULEVARD <br />AND TRAIL RIDGE PASS, FOR THE PURPOSE CHANGING THE <br />MINIMUM FRONT YARD SETBACKS TO ALLOW A VARIETY OF <br />HOUSING PRODUCTS; INCLUDING PROCEDURAL PROVISIONS; <br />AND PROVIDING AN EFFECTIVE DATE. <br />RECITALS: <br />1. On August 2, 2011, by Ordinance No. 2011 -37, the City Council approved the <br />Blanco Vista Subdivision Planned Development District, being approximately 432.5 acres of <br />land out of the William Ward Survey No. 3 and the J.W. William Survey and part of the Blanco <br />Vista Subdivision (except Blanco Vista Phase 1 -2, Sections 1 and 2 and Infrastructure and <br />Blanco Vista Tract I, Section A and School Tract, Blanco Vista, Tract C, Section A, and Trail <br />Ridge Pass Church Subdivision), located at the intersection of Blanco Vista Boulevard and Trail <br />Ridge Pass, together with development standards (the "Regulations ") for the district. <br />2. On June 12, 2012, the City Planning and Zoning Commission of the City of San <br />Marcos held a public hearing regarding a request to amend the Regulations for the purpose <br />changing the minimum front yard setbacks to allow a variety of housing products. <br />3. Subsequent to the public hearing on such date, the Planning and Zoning <br />Commission, on June 26, 2012, considered and voted to approve the request, and has <br />recommended that the request be approved by the City Council of the City of San Marcos. <br />4. The City Council held a public hearing on July 17, 2012 regarding the request. <br />5. All requirements of the City's Land Development Code for amendments to the <br />Planned Development District Standards have been met. <br />6. The City Council hereby finds and determines that the adoption of the following <br />ordinance is in the interest of the public health, morals, welfare and safety. <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS: <br />
