180 units of villa apartments, assisted living facility or retirement home units meeting the MF -12 <br />Residential District development standards. <br />The PDD includes the possible dedication of approximately 2.8 acres of land located at the <br />northwest corner of Blanco Vista Boulevard and Trail Ridge Pass for use as a possible fire <br />station, library, civic building or other similar mutually agreeable alternate use. If after February <br />2012, the City has not taken ownership of this parcel, the 2.8 acres shall revert to the residential <br />land use and shall be subject to all density and dimensional standards subject to Tract J as <br />outlined below. <br />Natural features include water features (ponds and creeks) and gently sloping topography. No <br />karst features have been identified within the project area and no springs have been discovered <br />on site. However, if any are discovered during construction, appropriate buffers will be provided <br />and permitting procedures followed. <br />The site includes a mix of Blackland Prairie and Texas Hill Country topography. Vegetation <br />ranges from very open along the prairie portions of the site, to dense vegetation on the hills and <br />in riparian corridors. Trees are mostly low native oaks. Native grasses are visible in most areas <br />of the site. <br />7 <br />
