HOLT IN VOLUME 84, PAGE 106, DEED RECORDS OF HAYS COUNTY, TEXAS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS; BEGINNING at a point on the east right -of -way line of IH 35 (right -of -way width varies) said point being on the .vest boundary line of said 189.6 acre tract, from which a %2" iron rod found on said east right -of -way line of III 35, at the most southerly corner of a called 14.66 acre tract of land described in a deed to William M. Gray, recorded in Volume 217, Page 526 of the Deed Records of said county, bears N 25° 05' 34" E a distance of 470.00 feet; THENCE through the interior of said 189.6 acre tract the following five (5) courses and distances as follows: I. S 640 31' 43" E a distance of 432.99 feet to pass a point on the west .line for a 100 -foot wide L.C.R.A. easement recorded in Volume 149, Page 34 of the Deed Records of said county, in all a distance of 473.19 feet to a point for an inside ell corner hereof, 2. N 31° 09' 55" E, a distance of 1328.12 feet to a point for the northwest corner hereof; 3. S 54° 25' 56" E a distance of 60.18 feet to a point on the east line of said L.C.R.A. easement for the northeast corner hereof; 4. With the east line of said L.C.R.A. easement, S 31° 09' 55" W a distance of 1377.82 feet to a point for the southeast comer hereof, and 5. Leaving the east line of said L.C.R.A. easement, N 64° 31' 43" W at a distance of 100.56 feet pass a point on the west line of said L.C.R.A. easement, in all a distance of 527.10 feet to a point on the east right -of -way line of said IH 35 same being the west line of said 189.6 acre tract, for a southwest corner hereof, and from which a concrete monument found on the east right -of -way of said IH 35, same being a point of curvature of said 189.6 acre tract, bears S 25° 05' 34" W a distance of 121.54 feet; THENCE with the east right -of -way line of said IH 35, same being the west boundary line of said 189.6 acre tract, N 25° 05' 34" E a distance of 60.00 feet to the POINT OF BEGINNING hereof and containing 2.552 acres of land.
