T <br />GREENPOINTE SUBDIVISION <br />DEVELOPMENT STANDARDS <br />The following are restrictions and requirements for the property being platted as <br />Greenpointe Subdivision. <br />1. Greenpointe Subdivision shall consist of a maximum of sixteen lots for single family <br />residential. <br />2. The road shall be a gated private access to be owned and maintained by the Homeowners <br />Association. <br />3. The private drive shall be 22 feet wide typically with a turn around and islands that <br />preserve trees. <br />4. Roadway alignment shall accommodate car and truck traffic, but shall encourage a slower <br />speed. <br />5. Paths shall be provided adjacent to the roadway that will be covered with a crushed granite <br />material or equivalent. <br />6. Each lot shall be allowed a single driveway entrance. <br />7. Building setback is twenty feet minimum. <br />8. A No Disturb Zone shall be established around the perimeter of the development. The No <br />Disturb Zone shall be a minimum of 50 feet along the rear of the lots. The No Disturb <br />Zone may not have any vegetation pruned or removed, except for dead trees. <br />9. Each lot shall be limited to a maximum of 5,000 square feet of lot space that can be <br />cleared. Clearing shall be limited to areas that are not within the No Disturb Zone and the <br />Sensitive Feature Protection Zones. All remaining space (excluding No Disturb and <br />Protection Zones) within each lot shall be restricted to limited clearing. Limited clearing <br />shall include the removal of dead vegetation, cactus, small bushes and the pruning of <br />existing trees. <br />10. Each lot shall be limited to the construction of a maximum of 5,000 square feet of <br />impervious cover, which shall include house, garage, drives, sidewalks, patios, porches, <br />etc. <br />11. All structures erected shall be required to have rainwater collection systems that will <br />collect and hold the equivalent roof runoff as a minimum the twenty five year storm <br />C-4discharge.
