<br /> STATE OF TEXAS <br /> COUNTY OF CALDWELL <br /> FIELD NOTES <br /> FOR <br /> 242.985 ACRES <br /> FIELD NOTES describing a 242.985 acre tract of land situated in Caldwell County, Texas, <br /> out of the William Pettus Two Leagues, Abstract 21, being the remaining portion of a 278.329 <br /> acre tract conveyed to W.M. and Betty Soyars, by deed dated May 15, 1994, and recorded in <br /> Volume 362, Page 408, Deed Records of Caldwell County, Texas, said 242.986 acre tract <br /> being more particularly described as follows: <br /> BEGINNING: At a 5/8" iron pin found at the southwesterly corner of a 35.194 acre <br /> tract conveyed by said Soyars to the City of San Marcos and recorded in <br /> Volume 175 page 875 of the Official Public Records of Caldwell <br /> County, Texas, said pin being in the occupied east line of County Road <br /> 101 (Old Nagcodoches Road) and in the west line of said 278.329 acre <br /> tract; <br /> THENCE: Along the south and east line of said 35.194 acre tract the following nine <br /> courses: <br /> N 89° 49' 36" E a distance of 653.89 feet to a found 5/8 " iron pin; <br /> S 08° 04' 52" W a distance of 254.51 feet to a found 5/8" iron pin; <br /> S 33° 41' 24" E a distance of 180.28 feet to a found 5/8" iron pin; <br /> East a distance of 500.00 feet to a found 5/8" iron pin; <br /> North a distance of 600.00 feet to a found 5/8" iron pin; <br /> West a distance of 50.00 feet to a found 5/8 inch iron pin; <br /> North a distance of 200.00 feet to a found 5/8" iron pin; <br /> East a distance of 50.00 feet to a found 5/8" iron pin; <br /> North a distance of 459.80 feet to a found 112" iron pin in the south line <br /> of the 100.00 foot wide M.K.T.
