DESCRIPTION OF 2,000 SQUARE FEET OF LAND AREA IN THE vìILLIk~ PETTUS TWO LEAGUE GRANT SURVEY, CITY OF SAJ.'-J MARCOS, CALm'JELL COUNTY, TEXAS, BEING A PORTION OF THAT 42.47 ACRE TRACT DESCRIBED IN A DEED FROM THE UNITED STATES OF k~ERICA TO THE CITY OF SAN MARCOS DATED DECEMBER 19, 1990 fu~D RECORDED IN VOLUME 856, PAGE 127 OF THE HAYS and as recorded in Volume 77, Page 678 of Caldwell COUNTY OFFICIAL PUBLIC RECORDS,A AND BEING MOR PARTICULARLYCounty fJêéd DESCRIBED BY METES fu~D BOUNDS AS FOLLOWS: Records BEGINNING at a 1/2" iron rod set for the northwest corner of the herein described tract, from which the northwest corner of the City of San Marcos 42.47 acre tract bears N 65° 57' 44" H 432.82 feet, and from which a 1/2" iron rod found for the northwest corner of an 11.050 acre Tract 2 described in a deed from the United States of America to the City of San Marcos dated February 26, 1976 and recorded In Volume 376, Page 257 of the Caldwell County Deed Records bears N 77° 51' 11" H 1478.27 feet; THENCE leaving the PLACE OF BEGINNING as shown on that plat numbered 24482-98-a dated July 24, 1998 as prepared for Jan Skaggs by Byrn & Associates, Inc. of San Marcos, Texas, N 86° 56' 48" E 40.00 feet to a 1/2" iron rod set for the northeast corner of the herein described tract, from which an angle point from the north line of the City of San Marcos 42.47 acre tract bears N 78° 59' 01" E 1410.58 feet and from which a 60d nail found for the northeast corner of the City of San Marcos 11.050 acre Tract 2 bears N 71° 32' 44" E 1449.41 feet; THENCE S 03° 03' 12" E 50.00 feet to a 1/2" iron rod set for the southeast corner of the herein described tract; THENCE S 86° 56' 48" H 40.00 feet to a 1/2" iron rod set for the southwest corner of the herein described tract; THENCE N 03° 03\ 12" H 50.00 feet to the PLACE OF BEGINNING. There are contained within these metes and bounds 2,000 square feet of land area as prepared from public records and a survey made on the ground on July 24, 1998 by Byrn & Associates, Inc. of San Marcos, Texas. All 1/2" iron rods set are capped with a plastic cap stamped "Byrn Survey".
