EXHIBIT A LEGAL DESCRIPTION Description of a 6.142 acre tract of land out of that certain 10.197 acre tract of land conveyed by Video Independent Theatres, Inc. to R. A. Liebrum & Associates, Inc. by deed dated March 12, 1980 and recorded in Volume 293 on pages 527-530 of the Deed Records of Comal County, Texas, and described more particularly by metes and bounds as followa: BEGINNING at an iron pin in the point of intersection of the Southeast line of U. S. Highway 81 with the West line of Unicorn Drive, set for the Northeast corner of the above described 10.197 acre tract, for the Northeast corner of the herein described 6.142 acre tract; THENCE with the West line of Unicorn Drive, the East line of the 10.197 acre tract, S. 25° 24' 20" E. 738.60 feet to the Southeast corner of an 8 inch wide concrete curb, for the Southeast corner of the 10.197 acre tract, for the Southeast corner of this tract; THENCE with the Southeast edge of the 8 inch wide concrete curb, the Southeast line of the 10.197 acre tTact, S. 58° 32' W. 279.38 feet [0 the Southwest corner of the 8 inch wide concrete curb, for the Southeast corner of a 3.777 acre tract, for the Southwest corner of this tract; THENCE with the common line between the said 3.777 acre tract and this tract generally føllowing the edge of asphalt paving, as follows: N. 26° 09' W. 41.90 feet, N. 51° 02' W. 65.06 feet, N. 27° 31' W. 35.06 feet, N. 72° 26' 30" W. 44.20 feet, S. 6452' W.88.14 feet and N. 25° 23' W. 444.43 feet to an iron pin set in the North line of the said 10.197 acre tract, for the Northeast corner of the 3.777 acre tTact, for the N ortbwest corner of this tTact; THENCE with the North line of the 10.197 acre tract in an Easterly direction along the arc of a circular curve to the Right having a radius of 5,470.0 feet, a length of arc distance of 89.71 feet, chord bears N..69° 34' 25" E. 89.71 feet, and thence N. 42° 37' E. 94.16 feet to an iron pin set on the West edge of a 6 inch wide concrete curb, and thence with the West edge of the 6 inch wide concrete curb, N. 25° 03' W. 43.43 feet to the Northwest corner of the 6 inch wide concrete curb, the Southwest corner of a 0.278 of an acre tract, a Northwest corner of this tract; THENCE leaving the west line of the 10.197 acre tract, with the Northwest edge of the 6 inch wide concrete curb, the Southeast line of the said 0.278 of an acre tract, N. 65° Exhibit A, Page 1 of 2
