This property is located in southwest San Marcos west of IH-35 <br />near the Willow Creek Subdivision, which is primarily developed with very low density residential. <br />Additionally, the Master's School of San Marcos is located just north of the subject tracts. The <br />school offers education for grades kindergarten through eighth. The church is being built on Lot 1 <br />of the First Baptist Church Subdivision, which is approximately 13.09 acres in area, and the <br />remainder of the 76.06 acres is set aside as a development reserve as indicated on the plat <br />(a.k.a. "remainder tract"). The land use request for this site is reasonable.
