<br />I <br /> <br />ORDINANCE NO. 2007- 27 <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN <br />MAROCS, TEXAS, APPROVING AN AMENDMENT TO THE FUTURE <br />LAND USE MAP FROM "I" INDUSTRIAL TO "P" PUBLIC AND <br />INSTITUTIONAL, FOR A 3.994 ACRE, MORE OR LESS, TRACT OF LAND <br />LOCATED AT 201 RIVER RIDGE PARKWAY; FOR AMENDING THE <br />OFFICIAL ZONING MAP OF THE CITY BY REZONING THIS TRACT <br />FROM "LI" LIGHT INDUSTRIAL DISTRICT TO "P" PUBLIC AND <br />INSTITUTIONAL DISTRICT; INCLUDING PROCEDURAL PROVISIONS; <br />AND PROVIDING FOR PENALTIES. <br /> <br />RECITALS: <br /> <br />1. On February 27, 2007, the City Planning and Zoning Commission of the City of San <br />Marcos held public hearings regarding a request to change the Future Land Use Map ofthe San <br />Marcos Horizons City Master Plan from "I" Industrial to "P" Public and Institutional and a <br />concurrent request to change the zoning from "LI" Light Industrial District to "P" Public and <br />Institutional District for a 3.994 acre, more or less, tract of land located at 201 River Ridge <br />Parkway. <br /> <br />I <br /> <br />2. Subsequent to the public hearings on that date, the Planning and Zoning Commission <br />considered and voted to approve the requests on February 27, 2007, and recommended that the <br />requests be approved by the City Council. <br /> <br />3. The City Council held a public hearing on May 1,2007 <br />requests. <br /> <br />, regarding the <br /> <br />4. All requirements of Chapter l, Development Procedures, of the City Land <br />Development Code pertaining to Future Land Use Map Amendments and Zoning Map <br />amendments have been met. <br /> <br />5. The City Council hereby finds and determines that the adoption of the following <br />ordinance is in the interest of the public health, morals, welfare and safety. <br /> <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS; <br /> <br />SECTION 1.
