Sector Two <br />The Built Environment <br />Existing Land Use <br />Chapter 2 - Today <br />Sector Two encompasses 809.3 acres, or 1.26 square miles; 7% of the 19.3 square miles <br />in the City of San Marcos. The Sector Two Existing <br />Land Use map is presented on the following page. <br />Single Family <br />The largest percentage of acreage in Sector Two is single family land use (43 %, or <br />64% of the non - vacant land). Single family includes one single family dwelling unit <br />per lot. Single family homes are located throughout Sector Two and dominate the <br />Greater Castle Forest, Oak Heights, and Park Place neighborhoods. <br />Vacant & Right -of -way <br />The second largest percentage of acreage in Sector Two is vacant land (32 %), which <br />includes unused city road right -of -way. The majority of the vacant land in Sector <br />Two is located west of the Greater Castle Forest and Westover neighborhoods with <br />other large vacant tracts in the Oak Heights and Southwest Hills neighborhoods. In <br />addition, 11 % of the land in Sector One is right -of -way for existing streets. <br />Public and Institutional <br />Approximately 7 percent of the acreage in Sector Two is public and institutional. <br />Most of the public and institutional land uses are located on Bishop Street or Ranch <br />Road 12, the two thoroughfares in Sector Two.
