Sector Two Chapter 3 - Tomorrow <br />Community Character <br />This plan reflects the community's desire that Sector Two remain predominantly single - <br />family residential in use and character, while allowing for limited amounts of carefully - <br />planned higher intensity development. Throughout the planning process it was evident <br />that many of the concerns with commercial and non - single - family residential <br />development related to poorly designed and unattractive development rather than the <br />underlying use itself. Therefore, this section details the community character <br />recommendations for future development and redevelopment in the Sector. <br />Goals: <br />• Development in Sector Two should be "neighborhood friendly" by minimizing or <br />mitigating the negative impacts of higher intensity uses on surrounding <br />neighborhoods <br />• The visual character of the Sector should be preserved through requirements for <br />generous landscaping, limited commercial signage, high quality building materials, <br />reduction of excessive lighting, reduction of the visual impact of utilities, and <br />screening of outdoor storage and equipment <br />• As one of the most significant "community gateways" into San Marcos, careful <br />attention should be paid to future development and redevelopment along Ranch Road <br />12 to promote a high quality, attractive entryway into the community <br />Community Character Plan <br />The Community Character Plan Map (Map 6) shows the general character areas of Sector <br />Two. Most of the Sector is contained within the "Neighborhood" areas, which are <br />intended to be primarily single- family residential uses, with limited amounts of other <br />neighborhood - compatible uses. <br />The commercial area along Ranch Road 12 from the city limits to Craddock Avenue is <br />designated as "Community Gateway Commercial ". This area is intended to develop and <br />redevelop with well - planned, attractive, high - quality development fitting such a <br />community entryway. <br />The southeast corner of Ranch Road 12 and Craddock Avenue is designated as an area for <br />"Community Shopping & Professional" uses. This area is intended to develop with high <br />quality commercial and office uses that serve the community, but are also designed to <br />minimize the impact to surrounding neighborhoods. <br />The "Mixed Use Neighborhood Center" is envisioned as being a part of the surrounding <br />neighborhoods by including small - scale, low- impact shopping and office uses that <br />primarily serve the needs of nearby residents. This area is intended to be very pedestrian - <br />and bicycle - friendly, with building and site design reflecting the neighborhood character <br />of the area. <br />Adopted: July 23, 2001 3 -2 <br />
