Sector Two Chapter 3 - Tomorrow <br />Future Land Use Plan <br />This section describes the future land use pattern for Sector Two, as developed through <br />the planning process based on the concerns and desires of the stakeholders, the goals and <br />policies of the city's adopted master plan, and general urban and regional planning <br />principles. The descriptive text in this Plan, as well as the Future Land Use Map, are <br />intended to guide development - related decisions by the City Council and the Planning <br />and Zoning Commission. The future land use plan indicates how land will be used in the <br />future, not how the land is currently being used nor how the land is currently zoned. <br />Sector Two encompasses 809.3 acres, or 1.26 square miles; about 7% of the 19.3 square <br />miles in the City of San Marcos. These areas are generally located outside of the developed edge of <br />the City and are located in the Recharge Zone of the Edwards Aquifer. <br />Low Density Residential <br />The majority of land in Sector Two is designated as Low Density Residential (LDR). <br />Low density residential land uses are characterized by residential housing at an overall <br />density of 3 to 6 dwelling units per acre. This designation generally applies to already <br />developed or developing residential neighborhoods and infill development areas within <br />these neighborhoods. <br />Medium Density Residential <br />Medium Density Residential (MDR) land uses have a density range of six to twelve <br />Adopted: July 23, 2001 3 -6 <br />
