Sector One Chapter 2 - Today <br />SECTOR ONE <br />Chapter 2 —Today <br />Introduction <br />In order to formulate a sector plan that will strengthen the identity of the neighborhoods <br />and guide change within the sector compatible with the aims of the Master Plan, It is <br />important to understand the present Sector One. This chapter, "Sector One Today, " <br />describes the existing conditions in the sector, including its natural environment, built <br />environment, its people, and the community facilities within the sector. <br />Sector One includes some of the oldest neighborhoods in the city, as well as some of the <br />newest commercial development. It contains quiet, tree shaded neighborhood streets and <br />some of the oldest homes in San Marcos. The Belvin Street Historic District, the San <br />Antonio Street Historic Street, and the Dunbar Historic District three of San Marcos's <br />four historic districts, are in Sector One, as is one of the city's most well known tourist <br />attractions, Wonder World Park and its 30 million year old fault -line cave. Stretching <br />from a few blocks off the Courthouse Square to Wonder World Drive, Sector One is <br />home to families and singles, university students and retirees. <br />Location <br />Sector One occupies 1.4 square miles in southwest San Marcos, encompassing the <br />Heritage and Dunbar neighborhoods, and portions of the Westover neighborhood. The <br />sector is generally bounded by Prospect Street, Advance Street, and Midway Street on <br />the northwest; Ranch Road 12 (Moore Street) and the downtown on the northeast; the <br />Union Pacific railroad tracks on the southeast; and Wonder World Drive on the <br />southwest. Sector One comprises approximately 5% of the 25.3 square miles of the City. <br />A map showing Sector One and the Neighborhood Associations within it is presented on <br />the following page. <br />Adopted: September 13, 2004 2 -1 <br />
