TRACT 2 DESCRIPTION OF .089 ACRES, MORE OR LESS, OF LAND AREA IN THE J.M. VERAMENDI SURVEY NO.2, HAYS COUNTY, TEXAS, BEING A PORTION OF THAT TRACT DESCRIBED AS 30.0 ACRES IN A DEED FROM E.S. SUTTON ET UX TO THE CITY OF SAN MARCOS, DATED NOVEMBER 3, 1950 AND RECORDED IN VOLUME 148, PAGE 138 OF THE HAYS COUNTY DEED RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: COMMENCING at an iron pipe found in the southeast line of Interstate Highway No. 35 and in the northeast line of the aforereferenced City of San Marcos tract: THENCE leaving Interstate Highway No. 35 with the northeast line of the City of San Marcos tract S 48° 19' 50" E 260.62 feet to an iron rod set in a fence, continuing with the same northeast line S 48° 15' 43" E 208.61 feet to an iron rod set, for the north corner and PLACE OF BEGINNING of this tract; THENCE continuing with the northeast line of City of San Marcos tract S 47° 56' 58" E 154.95 feet to a %" iron rod found with a plastic cap stamped Byrn Survey for the east corner of this tract; THENCE entering the City of San Marcos tract S 41 ° 48' 36" W 196.0 feet to a %" iron rod found with a plastic cap stamped Byrn Survey, for the south corner of this tract; THENCE with the southwest line of this tract N 47° 24' 20" W 90.03 feet to %" iron rod found with a plastic cap stamped Byrn Survey; THENCE with the same southwest line of this tract N 47° 24' 20" E 109.13 feet to an iron rod found at a plank fence corner for the west corner of this tract; THENCE with plank fence and the northwest line of this tract S 41 ° 48' 36" W 193.69 feet to the PLACE OF BEGINNING. There are contained within these metes and bounds 0.89 acres, more or less, of land area as prepared from public records and a survey made on the ground during December, 1994 by Barn and Associates, Inc.
