Chapter 2 Sector One Today
SECTOR ONE TODAY
Introduction
In order to formulate a sector plan that will strengthen the identity of the neighborhoods
and guide change within the sector compatible with the aims of the Master Plan, it is
important to understand the present Sector One. This chapter, "Sector One Today, "
describes specifics of the sector; its natural environment, built environment, its people,
and the community facilities within the sector.
Sector One is an area of contrasts. It contains quiet, tree shaded neighborhood streets and
bustling industry, some of the oldest homes in San Marcos, and proposals for several new
subdivisions. The two newest schools in the public school system, Dorie Miller Junior
High and Hernandez Middle School opened in Sector One in the last two years, bringing
relief to classroom crowding, and more crowding to already busy streets in the southern
portion of the sector. The Belvin Street Historic District and the San Antonio Street
Historic Street, two of San Marcos's three historic districts, are in Sector One, as is one of
the city's most well known tourist attractions, Wonder World Park and its 30 million year
old fault-line cave. Stretching from a few blocks off the Courthouse Square to the
southern city limits, Sector One is home to families and singles, university students and
retirees.
Location
Sector One occupies 2.16 square miles in southwest San Marcos, encompassing the
Heritage, and Dunbar neighborhoods, and portions of the Westover neighborhood. The
sector is generally bounded by the city limits, Prospect Street, Advance Street, and
Midway Street on the north; Moore Street a:f1d Fredricksburg on the east; the Union
Pacific railroad tracks on the south; and the city limits on the west. Sector One comprises
approximately 12% of the 17.84 square miles of the City. Maps of Sector One and the
Neighborhood Associations within it are presented on the following pages.
2-1
