Chapter 2 Sector One Today The Built Environment Land Use Sector One encompasses 1,387.59 acres, or 2.16 square miles; 12% of the 17.84 square miles in the City of San Marcos. According to the December 1996 survey by the City of San Marcos Planning and Development Services Department, the Sector One existing land uses by category are: Land Use Category Acreage Percentage Vacant Land 439.56 32% Single Family 297.79 21% Open Space / Floodway 200.00 14% Industrial 154.89 11% Right-of- Way 128.80 9% Public and Institutional 67.97 5% Commercial 37.47 3% Multifamily 34.95 3% Mobile Home 11.84 1% 2 Single Family 7.93 1% Duplex 5.05 0% Mixed Use 1.34 0% -------- ------ 1,387.58 100% Existing land use categories are defined by how the land is currently being used, and not by its existing zoning or its future land use map designation. The Sector One Existing Land Use map is presented on the following page. Vacant Land The largest percentage of acreage in Sector One is vacant land (32%). The majority of the vacant land in Sector One is located south of Purgatory Creek with several vacant tracts dispersed throughout the area. In addition, 9% of the land in Sector One is right-of- way. Single Family The second largest percentage of acreage in Sector One is single family land use (22%). Single family includes either one single family dwelling unit per lot or two detached dwelling units per lot. Almost all the single family units in Sector One are located northeast of Purgatory Creek and southwest of downtown. Open Space / Floodway Approximately 14 percent of the acreage in Sector One is open space / floodway. The open space / floodway includes floodways, parks, and agricultural land. Floodways are located along Willow Springs and Purgatory creeks. The only park located within Sector 2-4
