<br /> Chapter 2 Sector One Today <br /> The Built Environment <br /> Land Use <br /> Sector One encompasses 1,387.59 acres, or 2.16 square miles; 12% of the 17.84 square <br /> miles in the City of San Marcos. According to the December 1996 survey by the City of <br /> San Marcos Planning and Development Services Department, the Sector One existing <br /> land uses by category are: <br /> Land Use Category Acreage Percentage <br /> Vacant Land 439.56 32% <br /> Single Family 297.79 21% <br /> Open Space / Floodway 200.00 14% <br /> Industrial 154.89 11% <br /> Right-of- Way 128.80 9% <br /> Public and Institutional 67.97 5% <br /> Commercial 37.47 3% <br /> Multifamily 34.95 3% <br /> Mobile Home 11.84 1% <br /> 2 Single Family 7.93 1% <br /> Duplex 5.05 0% <br /> Mixed Use 1.34 0% <br /> -------- ------ <br /> 1,387.58 100% <br /> Existing land use categories are defined by how the land is currently being used, and not <br /> by its existing zoning or its future land use map designation. The Sector One Existing <br /> Land Use map is presented on the following page. <br /> Vacant Land <br /> The largest percentage of acreage in Sector One is vacant land (32%). The majority of <br /> the vacant land in Sector One is located south of Purgatory Creek with several vacant <br /> tracts dispersed throughout the area. In addition, 9% of the land in Sector One is right-of- <br /> way. <br /> Single Family <br /> The second largest percentage of acreage in Sector One is single family land use (22%). <br /> Single family includes either one single family dwelling unit per lot or two detached <br /> dwelling units per lot. Almost all the single family units in Sector One are located <br /> northeast of Purgatory Creek and southwest of downtown. <br /> Open Space / Floodway <br /> Approximately 14 percent of the acreage in Sector One is open space / floodway. The <br /> open space / floodway includes floodways, parks, and agricultural land. Floodways are <br /> located along Willow Springs and Purgatory creeks. The only park located within Sector <br /> 2-4 <br />
