<br /> Chapter 2 Sector One Today <br /> One is Dunbar Park, a 7.3 acre community park with the Dunbar Community Center, <br /> picnic tables, basketball courts, a playground, and a multi-purpose field. <br /> Industrial <br /> Approximately 11 percent of the acreage in Sector One is industrial land use, the H.E.E. <br /> Distribution Center and TRlCO Industries, which are major employers in San Marcos. <br /> Both are located east of Hunter Road and south of Wonder World Drive. <br /> Public and Institutional <br /> Approximately 5 percent of the acreage in Sector One is public and institutional. Public <br /> and institutional land use are dispersed throughout Sector One. The largest public and <br /> institutional land uses include Hernandez Intermediate School, Dorrie Miller Junior High <br /> School, Hays County Maintenance Center, SMCISD administrative annex (the old Junior <br /> High School), and several churches. Several nonprofit organizations are located in Sector <br /> One, including the San Marcos Food Bank, the Mitchell Center, and others. The <br /> Calaboose, a city-owned meeting facility on Martin Luther King Drive, is used by many <br /> community groups. Most of this land is tax exempt. <br /> Commercial <br /> Approximately 3 percent of the acreage in Sector One is commercial land use, which <br /> includes retail and office uses. The majority of commercial uses in Sector One are <br /> located along Hopkins Street, Hunter Road, and Moore Street. In addition, Wonder <br /> Wodd is located on Prospect Street. <br /> Multifamily <br /> Approximately 3 percent of the acreage in Sector One is multifamily land use, which is <br /> more than two dwelling units on one lot. The largest multifamily projects in Sector One <br /> are Bracewood Circle fourplexes (132 units), Pecan Creek Condominiums (56 units), the <br /> Herndon House (24 units), and Villa Marquise (22 units). Multifamily units are dispersed <br /> throughout Sector One, with concentrations immediately southwest of downtown along <br /> Hopkins and San Antonio streets. <br /> Mobile Home <br /> Approximately 1 percent of the acreage in Sector One is mobile homes land use. Mobile <br /> homes are dispersed throughout Sector One, with concentrations in mobile home parks <br /> near the southwest edge of the sector. The largest mobile home parks include Three Oaks <br /> and Westover Acres (56 units total) located at the end of Hofheinz Street, Chaparral (25 <br /> units) located on Hunter Road, and Belvin Street Mobile Village (15 units) on Belvin <br /> Street. <br /> Duplex <br /> Less than 1 percent of the acreage in Sector One is duplex land use. Duplexes, two <br /> dwelling units on one lot that share a common wall, are dispersed throughout Sector One. <br /> 2-5 <br />
