<br /> Chapter 3 Sector One Tomorrow <br /> Future land use categories are defined by how the land will be used in the future, and not <br /> by how the land is currently being used or how the land is currently zoned. The Sector <br /> One Future Land Use Plan is presented on the following page. <br /> Low Density Residential <br /> The largest percentage of acreage in Sector One is designated low density residential <br /> (29%). Low density residential land uses are characterized by residential units <br /> representing a density of three to six dwelling units per acre. The four areas designated <br /> low density residential include the majority of the land in the Westover, Heritage, and <br /> Dunbar neighborhoods, as well as the Heritage subdivision located west of the Hunter <br /> Road and Stagecoach Trail intersection. <br /> Open Space / Floodway <br /> The second largest percentage of acreage in Sector One is designated open space / <br /> floodway (16%). Open space / floodway areas are characterized by parks, natural areas, <br /> agricultural land, and open space areas for the use of residents. Areas designated open <br /> space / floodways include the floodways of Willow Springs and Purgatory creeks as well <br /> as Dunbar Park. In addition, 11 % of the land in Sector One is right-of-way. <br /> Commercial <br /> Approximately 14 percent of the acreage in Sector One is designated commercial land <br /> use. Commercial land uses are characterized by many retail, office, and commercial <br /> types of developments. This category includes land uses such as retail stores, shopping <br /> centers, business and professional offices, medical and dental offices, hotels, auto <br /> dealerships, banks, restaurants, etc. Areas designated commercial in Sector One include <br /> land along Hopkins Street, Hunter Road, and Wonder World Drive. In addition, Wonder <br /> World on Prospect Street is also designated commercial. <br /> Industrial <br /> Approximately 13 percent of the acreage in Sector One is designated industrial land use. <br /> Industrial land uses involve the development, manufacture and warehousing of goods for <br /> wholesale distribution. The areas designated industrial in Sector One include the H.E.B. <br /> Distribution Center and TRICO Industries, which are major employers in San Marcos <br /> located east of Hunter Road and south of Wonder World Drive, a small tract of land <br /> northeast of Wonder World Drive along the railroad tracks, and an area along Martin <br /> Luther King Drive near the intersection of Fredericksburg. <br /> Medium Density Residential <br /> Approximately 7 percent of the acreage in Sector One is designated medium density <br /> residential. Medium density residential land uses have a density range of six to twelve <br /> dwelling units per acre and may include a variety of residential types such as duplexes, <br /> triplexes, fourplexes, townhomes, and zero lot-line homes. A variety of housing types <br /> may be allowed, as long as the overall density within a specific development or area is <br /> between six and twelve dwelling units per acre. The areas designated medium density <br /> residential include an area along Stagecoach Trail north of Hunter Road, a large area <br /> 3-2 <br />
